More Apartments, Hotel, Grocery coming to CityPlace

Quote:
"We are working on a deal right now with a grocery store and another high-rise tower of apartments, which would be the size of 3700M or a bit bigger" Sleeper told me. "We would do a hotel and additional retail, too."

Quote:
The new projects could be developed the parking lot filled with construction equipment in between the 3700M project and The Richard's Group's new headquarters building along Blackburn Street, said Sleeper, who declined to disclose the grocer or the hotel flag for the project.

"We are close to coming to a deal with a grocer," Sleeper said. "It's a well-known grocery store that would be a nice addition to the area."
Sleeper added the firm is tweaking the zoning requests to the city. Cityplace has no desire to redevelop The Rustic, saying the restaurant and entertainment venue has become an important— and profitable — destination in the neighborhood.
If needed, Cityplace could develop on the current site that holds Mutts, which could be easily moved to another portion of the neighborhood

Awesome shots.
Frost tower is going to be a great addition once it's topped out and I really like the density that Camden is bringing to Victory park.

Me too! It's the sort of glass that should have been used on the Richards Group's new building.

A new look: Uptown Dallas tower's curvy designs

Candace Carlisle
Staff Writer-
Dallas Business Journal
Oct 2, 2014, 5:32am CDT UPDATED: Oct 2, 2014, 9:38am CDT

Quote:
The developer behind One Uptown has unveiled new renderings of the rebranded 20-story, luxury residential and retail tower under construction of the northwest corner of McKinney and Routh streets.

The new renderings show a curvy building, which the Illinois-based development firm Stoneleigh Cos. expects to be one of the most striking buildings in Uptown upon completion in mid-2016.

Considering the tower's location in Uptown, Stoneleigh Cos. wanted to rebrand the tower after the neighborhood, said CEO Rick Cavenaugh, who has been working on this project for more than a year.

One Uptown will include 198 luxury apartments, 18,500 square feet of retail and restaurant space and a 475-car underground parking garage.

The project plans also include two pools — Dallas' highest private rooftop infinity pool and a second floor relaxation pool open to retail patrons, with a full-service bar overlooking the corner.

Council Signs off on TIF $$ for Trinity Groves & Thanksgiving Tower

Quote:
Thanksgiving Tower’s redo is looking to collect $6 million out of the City Center TIF, while phase two of Trinity Groves is aiming for $13.9 million in Sports Arena TIF District dollars in in order to plant apartments and more retail near the eateries taking root at the foot of the Margaret Hunt Hill Bridge.
Quote:
As for the Thanksgiving Tower overhaul, he said, it will no longer resemble a “fortress inwardly focused.” Rather, he told the council, “The whole idea here is to basically open up the building and activate the street on both sides of the building.” There will be three to five more street-level retail spaces, and “the reflective glass will be replaced to make retail common areas more visible.” And, because this is Dallas, they’re planting a new valet drop-off on Pacific Avenue.
Quote:
they’re looking at 34,200 square feet of retail space and 349 apartment units and related parking, most of which will be structured. This is going where Hoffman Hots and Babb Bros BBQ and Blues currently sit; they’ll be moved to make way for the expansion.

Development deal could save downtown landmark and bring apartments to Deep Ellum

Quote:
A development deal in the works could save a languishing downtown landmark while adding hundreds of high-end apartments on the edge of downtown.

Real estate brokers say that the owners of the century-old Knights of Pythias building in Deep Ellum (more recently known as the Union Bankers building) are working with developer StreetLights Residential on a mixed-use project for the property at Elm Street and Good-Latimer Expressway.

There's a whole lot of vacant land on that block. Maybe the K of P will get some company?

Castle Hills developer kicks off $1B corporate office park

Quote:
The developer behind mega-development Castle Hills has started work on a $1 billion, 3 million-square-foot corporate office park — similar in size and scope to Hall Office Park in Frisco — near the not-yet-completed Nebraska Furniture Mart in The Colony.

The 150-acre office park — called Crown Centre at Castle Hills — will sit on the Sam Rayburn Tollway in Lewisville and will attract Fortune 500 companies and firms seeking a high parking ratio
Quote:
We are starting on the first phase of the 150-acre office park or about 45 acres with the idea we can deliver 3 million square feet of office space and a hotel."
Bright recently started on the $1 billion development, with work underway on the office park's first 200,000-square-foot office building. Bright Realty is already marketing the speculative office building.

Each building in the park is expected to range from 150,000 square feet up to 400,000 square feet,
Quote:
The corporate office park, which will take 12 to 20 years to completely develop, is expected to have a lake with water views and outdoor art installations.

505 Design and LandDesign designed the office campus. The first building at Crown Centre is expected to be complete by the end of the first quarter in 2015.

This development is the perfect example of what is WRONG with zoning and development habits in America. What an absolute ABYSMAL use of space when the entire development could fit on 1/3 of the land. Let's spread everything out as much as possible, surround it all with as much surface parking as possible and add some water and grass to make it pleasing. Seeing this makes my blood boil. Sprawl for the sake of sprawl. The stupidity is astounding when we ALL know better. 3 million sq feet "and a hotel" could be an incredible compact city that's livable, walkable, playable, scalable. Humans will never learn. And we just let it keep happening. Sad day indeed.

Learn more about Texas high-speed rail at these public meetings

Here's a list of the Public Meeting to discuss the HSR and the route

Quote:
The meetings will have identical hours with an open house at 4:30 pm, a presentation at 6:30 pm and public comments at 7 p.m.
Oct. 21: Dallas Infomart, 1950 N. Stemmons Freeway, suite 1000, Dallas
Oct. 22: IOOF Event Center, 601 N. 45 th St., Corsicana
Oct. 23: Teague Community Center, 511 Main St., Teague
Oct. 27: The Brazos Center, 3232 Briarcrest Drive, Bryan
Oct. 28: Veterans Conference Center, 445 N. State Highway 75, Huntsville
Oct. 29: NRG Center, 1 Reliant Park, Houston
The project itself would be privately funded. Texas Central Railway, a Dallas-based company, is paying for the environmental impact study, which could take about 30 months or more.
The goal is to start construction by 2017.
Looks like a no go for a B/CS stop now

Quote:
So far, the future ridership from Texas A&M University and the cities doesn't justify the cost to build that connection, Kelly said.
“We just weren’t able to get the numbers to work to serve Bryan/College Station,” Kelly said.
The project will use existing highway or railroad right-of-way as much as possible, requiring a 50 to 100 foot width depending on the elevation.

No. The T and P warehouse in downtown Fort Worth is just to the west of the T and P Station and office building which was converted to condos several years ago. The massive warehouse project has been stalled out for years due to poor market conditions, lack of financing, and many structural problems with the warehouse building. Hopefully this new announcement is a sign of a turnaround for the stalled project. I don't understand how the warehouse, with it's low ceiling heights, can be converted to condo units, but it appears that it is possible. It should be interesting to watch this thing progress. If completed, it will really give a boost to street life and residential living at that end of downtown.
