Exclusive: Developer to buy long-stalled Oakland site, start office tower on spec (video)

Developer Ellis Partners is in contract to buy a long-stalled development site in downtown Oakland and plans to start construction on spec on the city's first new office tower in about a decade.
Oakland Mayor Libby Schaaf confirmed the deal at the San Francisco Business Times Mayors’ Forecast event today.
"We are proceeding towards acquiring the vacant property at 1100 Broadway including the neighboring Key Building at the intersection of 11th and Broadway in downtown Oakland," said James Ellis, managing principal of San Francisco-based Ellis Partners in a statement. "There are a few procedural steps to complete over the next few weeks, but we are excited about the possibilities that the parcel presents for Oakland. This is a significant deal for Oakland."
. . . The 310,000-square-foot project has been inactive for a decade. SKS Partners acquired the site in 2007 and has repeatedly requested extensions of its project approvals.
. . . The project sits over the 12th Street/City Center Bart Station, a prime location for office space.
As part of the development plan, historic buildings on the site will be preserved. SKS Partners didn't immediately respond to requests for comment . . . .
work continues at the San Carlos transit village just north of the Caltrain station...
... but there is also activity (seems to be mostly clearing and grading, maybe sidewalk construction) in a long stretch south of the station, which I didn't think was part of the project. could be just parking. we'll see.
a while back (last year or the year before) a little plaza was constructed at what I think is a pedestrian passage under the tracks, and this marks the southern end of this section of the work.
Is Naomi Schiff on vacay or something? An Oakland high rise actually is about to break ground? Hallelujah!

Boston Properties' proposed 402-unit residential tower next to the MacArthur BART station will be considered for approval by Oakland's City Council on Tuesday...
I hope there are wide sidewalks being put in. That stretch of Camino Real has bus stops on that side of the street...but no sidewalks. So you walk on a dirt trail in the middle of a grass patch. Like, Silicon Valley, we have too much money to be walking in a dirt patch. Just sayin'.
Also, is the scope of work easily obtainable by perusing the county planning website? Honest question - I haven't taken the time to look.

right, in that last shot of the plaza you can see a green bus shelter with no sidewalk to its north, only south toward the crosswalk.
Blue Shield to move headquarters from San Francisco to Oakland with massive lease

Blue Shield has signed a 200,000-square-foot lease to occupy a tower in downtown Oakland that has been stalled for nearly a decade, one of the biggest office leases in the city's history.
The company said it would relocate 1,200 employees from its current headquarters in San Francisco to Shorenstein Properties and MetLife Inc. (NYSE: MET)'s 601 City Center. The approved tower has been stalled since 2008, when work started and then ceased amid the recession.

Developer Lane Partners is seeking approval for a pair of Oakland residential towers a block from its previous office project, which was sold to Uber Technologies Inc.
The Menlo Park-based builder has filed formal development plans with Oakland's planning department for towers at 2015 and 2016 Telegraph Ave. New renderings from architect Brick LLP have also been released.
An 18-story tower with 230 residential units is proposed at 2016 Telegraph Ave. and a 144-unit tower with 14 stories is proposed at 2015 Telegraph Ave., according to development plans filed with the city . . . .

After nearly a decade of efforts, new towers are rising in Oakland.
Residential projects from Lennar Multifamily Communities (NYSE: LEN) and Gerding Edlen have begun construction. After scoring big office leases, Shorenstein Properties and Ellis Partners are both moving to start construction this year on long-stalled office sites. And Boston Properties (NYSE: BXP) and Hines plan to follow with major towers within the year . . . .
Long overdue! This is great not only for Oakland but San Francisco as well. Hopefully, we'll see some true skyscrapers someday soon. I wish somebody less lazy and more talented than I would create a rendering which shows the city center with all these built out.
