Looks to be just a tad under the height of the Murano. The height drop is disappointing, but it isn't a disgraceful building by any means

Less disappointed by the height reduction than by the change of style. Still looks like a nice building but the original design implied a really avant-garde design that I was really excited for.

The picture says 2100 Market. How do we know this is the rendering for 2120?....just asking.

Easy. Look at its position in the rendering in relation to Murano and the older building at 22nd and Market.

At first I thought that was a rendering for the Bridge.

Naturally the height is disappointing, but if you were looking to continue the canyon effect down Market, this would help a bit.

IMO the angle of the picture is deceiving. To me the new rendering looks to be about 50% the height of the Murano. The original render had 3 "tiers" if you want to call them that, this looks like only the first remains.

This is a predictable response to where Brandywine sees the market today. Remember that the previous avant garde design was made possible by the fact that the building contained a large residential component, with 250,000 s.f. of office somewhere in those stacked sections. If 250,000 s.f. is what you deem the office demand to be, there's only so tall a building of that square footage can be. Take out the residential due to softening absorption (as PMC did when it redesigned 2400 Market) and all of a sudden you're considering a building that isn't likely to exceed 12-15 stories.

I'm going to echo what others are saying re: absorption in the market. For years Philly was under built and was more or less playing catch up once the boom cycle started and market conditions were conducive to development. We seem to have reached a saturation point but I'm encouraged that employment trends seem to be heading in the right direction.

If we can get some much needed tax reform passed in Harrisburg I think it has the potential to spur additional job growth and sustain the development cycle in the city.

This rendering is one of two things:

1. A placeholder rendering. Remember, this lot will be a parking lot for at least 2 years while they get moving on Schuylkill Yards. This is likely not the final design. Things could change drastically in 2 years.

2. The design that they're planning now after nixing the residential component. With the market softening for apartments, they may have nixed the apartments and kept the office portion only. There will also be residential uses at Schuylkill Yards, they may not want to poach off of that.

Still, this tower is a few years out. We just have to wait and see where the market goes once all of the units coming on the market are absorbed and now that the job market is picking up in Philadelphia. They could always also add more office space, or a hotel component. A dozen things could happen.

It's hard to get too disappointed considering the fact that the "old" design was not official and was always labeled as conceptual. Further, Market Street west of 21st needs a lot of work. Even at this height (12 stories?), it's infinitely better than what currently exists and will hopefully serve as a catalyst for more and taller development.

It's crazy how stark of a difference Market Street is east and west of 21st. It's almost like two completely different cities. https://goo.gl/maps/m7KMubrkuHz

This stretch may remain the hole in the donut for some time. It might take build out of the now hot west bank of the Schuylkill to push more development toward 21st. That or more modest projects, like this new design, might be what to expect.

Is it just me, or is every proposal in Philly getting downgraded? This, 1911 Walnut, 1910 Chestnut... we need to stop settling for mediocrity and start building bigger.

Interesting too that they're now in the middle of an extensive gutting and renovation of the 3-story building immediately east of the fire station, having redone the corner building last year. The odd one out is the former Skyline Pizza between those two, still untouched. So it would appear they have no bigger plans for the eastern-most group of properties anytime soon.

developers build what they think they can and make a profit, that is what matters. The days of rich guys building trophy buildings simply to make a statement or because they want to leave a monument for their city are long gone. These companies will downsize, cheapen or modify a grand design without a second thought to make the numbers work.

I think if it wants density/skyscraper there needs to be a subway station for that kind of investment

There are plenty of reasons why there should be a subway at that site. One being better access to Rittenhouse
