In January 2006, Canadian developer Great Gulf Group announced plans for a 55-story condominium tower at the corner of 14th and Lawrence. By November 2007, the project had been scaled back slightly to 51 stories, named as 1401 Lawrence, and a sales center had been built on the project site. By May 2008, with severe storm clouds looming on the economic horizon, Great Gulf Group pulled the plug on the development. Great Gulf held on to the property though, waiting for the return of sunnier economic conditions. That time has finally arrived, but now it’s Great Gulf’s office-developing sister company, First Gulf Corporation, that is managing the project and planning a 290,000 square-foot office tower at the site.

According to the DBJ article, First Gulf hopes to break ground in the first quarter of 2014.

A building permit was submitted to the City for this project today.

Additionally, it is now 22 stories with 306,000 square feet of space and 304 feet in height.

Hopefully the extra story is indicative of strong demand and decent pre-leasing.

A box with no apparent opportunities for nighttime illumination? Really, I'm beginning to think Denver has some zoning code which prohibits buildings that are more interesting than Republic Plaza. The height is fine for the context of the site, but still... at least put an interesting top on it (ala 100 East Pratt in Baltimore) and light this thing up! The skyline view from the Highlands would be stunning.

Groundbreaking and an anchor tenant:

Polsinelli, based in Kansas City, Missouri, will be the anchor tenant at the tower, located at 1401 Lawrence St., taking up about 90,000 square feet.

The 306,000-square-foot building will also include 8,000 square feet of retail space, John MacNeil, president and partner at First Gulf, the project's developer, said in an interview.

Polsinelli will initially occupy 86,664 square feet of office space on the top four floors of the building, with an option to lease two additional floors for a total of 130,000 square feet.

Located at the intersection of 14th Street and Lawrence Street, the Class AA office building will be situated between Denver’s central business district and the popular Larimer Square corridor. Construction will begin this month, with occupancy expected to start in early 2016.
