1910 Chestnut would probably be the best guess. Perhaps I'm wrong, but weren't there problems (aside from the preservation aspect) with 702 Sansom? It would be nice if this or 1300 Market were the next to start, with realistically, it'll be a while.

Knock that funeral home down and let's get to work! Glad sensible minds came out on top. I have full faith the Project Home will do a nice job maintaining and managing the Warwick jr. as an affordable apartment building (60% of the median income of Rittenhouse isn't that low).

That is the max income. The article suggests most residents will have far lower levels of income. But I'm still fine with it. Yes, let's get this show on the road! Bulldozers on the ready.

How many committees and commissions does one need to go through in this city? Throw in Council-manic Prerogative and it's no wonder we attract so few national developers.

In fairness, not every parcel contains historically designated structures. I think the two structures that are being saved should be saved. This is a win-win. I do agree there's too much red tape to cut through to build buildings where there are no particular issues or special considerations.

This is a pivotal project for us in a high end area and based on the number of units proposed in the plans. Hope to see the shovel hit the ground later this year.

This is a comparison between Philly and only one other city, so I can't claim a vast knowledge base. But ten years ago or so I did a project that was included in a new ground up high rise build in Columbus Ohio. The so called red tape was much greater there then here in Philly. Zoning here seems to often be the make or break issue, and that's probably ok. I don't want some texas thief to come into town and build junk just because that's what they are used to doing.

This was just a recommendation. The full historic commission won't see the case until March 10. Still a big victory though and it seems like everything is on track. The funeral home looked nice, but all three will collapse into a pile of rubble in another decade or two. Saving two of the three is great news and the fact that they'll be run project HOME is even better. Plus come on, this project is great.

Can't wait to see this moving forward soon. More cranes!

Can someone tell me - besides it being old and relatively handsome - what makes the Blair Funeral Home "historic"? I agree that saving two of the three protected buildings is a great compromise. And getting credit for low income housing that's not in the new building is a stroke of genius.

Nothing.

Bair's first home on Chestnut Street is more notable only in that it was actually their first address.

People in this city tend to equate 'old' with 'historic' and that's the rub.

It's a contributing building to the Rittenhouse-Fitler Square historic district. You would have to go through the same process if you wanted to demolish anything within the district's boundaries. For that matter even relatively minor changes to buildings in that area require Historical Commision approval.

Permission to tear down this one building can hardly be considered as progress, seeing that it has almost been a given that the funeral home was a goner a old time ago.

I'd still say the chances of the current proposal being built are around 50/50.
