truly a great NYC-type building . .
never has a modern blank wall (south side)
been so expensively articulated . .
hope they light up the topmost vertical indents . .
the much needed crown-texture should soon begin to manifest . .

From earthcam. Can also see Waterline Square making a nice impact.

From earlier today

Not a big fan of the exposed wall from the building next door here...

Not sure if anyone posted this before, but the entrance has some kind of snazzy-ish signage

You and me both. I have no idea what the logic of pulling the CPS frontage back like that was. Its the one weak link in what is otherwise a fantastic design.

They'll probably clad or paint that exposed side of the Gainsborough Studios building. It's landmarked, though, so the process might be more involved than normal.

The Great Crane Revolution. Steel and Concrete bamboo shoots, growing untamed.

220 CPS to the left of One57. Waterline Square (mini Hudson yards undercover) rising on the left, right by Ingel's pyramid. Verre too!

Can see Crane for CPT swinging wildly on 57th, as the bourgeois watch from the distance in provincial NJ.

I could be wrong, but I think the idea was to have the lower half line up with the wall of the Gainsborough, and the upper half line up with the midcentury modernist building on the other side, which is set back slightly in a weird little redundant plaza facing the park. Definitely not the way I would’ve done it either—I would have had the whole facade rise up flush with the front of the Gainsborough and then clad the side wall facing the plaza, rather than leaving it up to the owner of the Gainsborough to clean up the wall of their building (although they probably will eventually, as other forumers have said).

Otherwise, though, I agree—overall, this tower is an absolute stunner.

Considering the extra value of the real estate they could have squeezed out, it makes it even more bizarre the accommodation made towards 210 CPS beyond the aesthetic one.

It probably had something to do with air rights, or a way to get the penthouse higher.

Most likely has to do with zoning.

The view from Broadway via TS is neat. Should be able to see the full CPT from West 52nd/Broadway.
