I'm hoping someone here can help me find out something.

I will soon be moving to a new 55+ apartment complex at the intersection of Greenhouse Rd and Cypress-North Houston Rd in the Towne Lake area of Cypress. On the south side of the apartment complex is a large construction site. Looks like they're about ready to start construction. No one I've talked to in the area seems to know what is going to be built. When I was there a week ago, I looked for a sign but didn't find one.

I've done online searches but haven't found anything.

Anyone know how to find out what is about to be built at that location?

Texas A&M University is ready to launch itself further into the realm of space exploration.

The creation of the Texas A&M Space Institute as well as the construction of a new $200 million Texas A&M facility was approved during a Texas A&M University System board of regents meeting Aug. 16. The new facility will be near NASA's Johnson Space Center in the Houston area.

“The Texas A&M Space Institute will make sure the state expands its role as a leader in the new space economy,” John Sharp, chancellor of the Texas A&M System, said in a statement. “No university is better equipped for aeronautics and space projects than Texas A&M.”

The facility is being brought to fruition thanks to a $350 million investment from the Texas Legislature following House Bill 3447. This allows for the creation of the Texas Space Commission, the Space Exploration and Aeronautics Research Fund, and the Texas Aerospace Research and Space Economy Consortium.

The facility, which will be owned and operated by Texas A&M, is expected to house the Texas A&M Space Institute, the Texas Space Commission, Texas Space Consortium and the Texas Space Aeronautics and Curation Exploratorium. Texas A&M intends to bid on access to 32 acres along Saturn Lane, adjacent to Rocket Park near the entrance to the JSC, according to agenda documents for the TAMU System board of regents.

Once completed, the facility is expected to include labs, shops, classrooms, meeting rooms, control rooms, dedicated spaces for astromaterial curation and sample research, and two large extraterrestrial testbeds. Although all plans are still conceptual, one testbed is expected to emulate the surface of Mars, while the other will emulate the surface of the moon.

Might be this shopping center - Towne Lake Market. Just a guess based on the location / intersection anyway.

I found this, too, but this is on the south side of Cypress-North Houston Rd. The construction site is on the north side.

New residential midrise on a piece of land owned by Randall Davis Company. Will likely be in the vein of his smaller-scaled developments like Chateau Ten.

Houston and Harris County joined the Tejano Center for Community Concerns on Aug. 25 for a ribbon-cutting ceremony to celebrate the grand opening of Sunrise Lofts — a new community dedicated to helping vulnerable individuals aging out of foster care.

Located at 3103 McKinney St., the nearly $23 million community sits on about 2 acres in Houston’s East Downtown District. Sunrise Lofts offers 89 units, including one-bedroom studios and two-bedroom apartments, as well as wraparound services.

According to its website, Sunrise Lofts will be a place where these individuals can “find secure housing and are surrounded by services that will help them develop the capacity to lead independent, productive, and fulfilling lives.”

The new community will offer a wide variety of amenities to its residents. This includes a weight room, game room, library, open pantry, bike room, and a self-improvement educational and career center.

Other resources such as on-site staff and case managers will also be available. These individuals will offer supportive services such as life skills training; educational opportunities, such as a GED diploma, high school diploma or professional certifications; vocational and job skills training; child care; and health care, among others.

Amegy Bank is joining New Hope Housing in its endeavors to help Houstonians amid the city’s affordable housing shortage.

With $50 million in financing backed by Amegy Bank, NHH is embarking on two new construction projects: NHH Gray and NHH Berry. With these new apartment homes, the Houston-based bank and nonprofit will bring create 300 affordable units for low- and moderate-income residents.

“The development of the New Hope Housing Gray and Berry affordable housing initiatives are key investments in the wellbeing of Houston’s community and economy,” Ray Miller, Amegy Bank’s real estate lending team lead, said in a statement. “We are honored to play a role in such significant projects that will create affordable and stable housing for Houstonians, thanks to the inspiring vision of New Hope Housing and our collaborative financing model.”

To bring these locations to fruition, Amegy Bank had specialized bankers — spanning from the commercial real estate to nonprofit teams — work across business lines to develop a “unique community development financing solution to meet the specific needs” of the projects, a release said.

NHH Berry, which will be located at 706 Berry St., will feature 180 one-, two- and three-bedroom apartment homes. Meanwhile, NHH Gray, located at 2604 Gray St., will have 135 one- and two-bedroom apartments.

Both complexes will include amenities such as central air conditioning; a washer and dryer; modern kitchen appliances; and gathering spaces such as a community kitchen, a fully furnished lounge, a library, meeting and social service offices, and more. The buildings are set to break ground in October with an estimated completion date of July 2025.

Chevron has snagged more than 77 acres north of Houston for a possible research and development campus in the Cypress community of Bridgeland, further bolstering the energy giant’s focus on Texas..

The San Ramon, Calif.-based oil giant bought a 77.6-acre parcel from real estate developer Howard Hughes in the 11,500-acre master-planned community about 33 miles northwest of downtown Houston. Chevron recently bought the land for an undisclosed price, according to Harris County records.

"Chevron is attracted to the opportunities Bridgeland has to offer and views this acquisition as a strong addition to our asset portfolio," said Daniel Abate, head of corporate real estate for Chevron, in a statement. "We take pride in contributing to the communities where we live and work and are excited about the potential of establishing a research and development campus in Bridgeland to advance our work toward achieving a lower carbon energy future."

Chevron has not yet made a final investment decision about whether it would move forward with building a research and development campus in Cypress. The facility would provide office and lab research space "to enable new capabilities and provide flexibility for future activities,” a Chevron spokesperson said. In the meantime, the company plans to continue “business as usual” at its existing company locations, including research and development facilities in Richmond, Calif., and on Briarpark Drive in Houston.

Given that it would solely be an R&D campus, not really.

The ExxonMobil example is a bit different. It was the consolidation of multiple companies under the XTO umbrella to a central location on a piece of land that's 4-5 times larger than this.

That move, though, has freed up one of the best assets in the core (IMO) for a large-scale conversion into a residential tower.

Houston-based Triten Real Estate Partners has topped out on the first phase of a new East End mixed-use development, dubbed The Mill.

Phase one of The Mill includes a seven-story apartment building with a retail component at 2315 Navigation Blvd.

At 334,218 square feet, The Mill’s first phase will have 341 multifamily units and more than 6,000 square feet of retail space.

A 145,368-square-foot, seven-story parking garage will provide parking on every unit floor and will serve as parking for retail and future phases of The Mill, Triten said.

The building consists of five stories of wood-frame construction above a two-story, cast-in-place concrete podium slab.

The multifamily piece of the project will offer one-, two- and three-bedroom units with a variety of floor plans, as well as two-story brownstone units within the complex. Many of the apartment units will have balconies, Triten said.

On the third floor of the building, residents will have access to an amenity deck, featuring an outdoor pool, an outdoor yoga lawn, an exercise room, a club lounge, a break room with a kitchen, grilling stations and fire pits.

Triten said it expects to kick off preleasing in the first quarter of 2024.

On the first floor, the building will have retail space with frontage along Navigation Boulevard. The retail space will have oversized windows, store fronts and increased ceiling heights.

Triten has tapped Colliers Principal Wade Green and Vice President Hannah Tosch to oversee leasing for the retail space.

The University of Houston has big plans for its centennial celebration in 2027, and its preparations are just getting started.

UH has selected Houston-based landscape and urban design firm OJB for a $35 million project that aims to transform parts of its campus. The scope of the project includes a new multipurpose gathering space, which will be called Centennial Plaza, along with a reconceptualized University Drive and the addition of monumental gateways at university entrances.

“Our centennial plan is a transformative project,” UH President and Chancellor Renu Khator said in a statement. “The University of Houston is a crucial part of the fourth largest city in the country, and having a welcoming campus that everyone can be proud of is paramount. This reimagination will create a sense of place, community and learning, while also promoting health and well-being not only for our students, but for all Houstonians.”

In preparation for the university’s monumental birthday and as part of its ongoing effort to crack the top 50 on U.S. News & World Report's annual ranking of public universities, Khator assembled a master-plan committee in 2020. All improvements are expected to be completed by the end of 2026, the university said.

The new Centennial Plaza will be constructed in the original quad of campus and will boast native shade trees, seating areas and low-maintenance planting at surrounding buildings. It will serve as an “awe-inspiring” space for ceremonies, game days and student gatherings, the university said.

At a Sept. 6 meeting, Houston City Council members agreed to provide additional funding for the construction of the Montrose Public Library, coming to the Montrose Collective. This library will replace the Freed-Montrose Neighborhood Library.

The overview

This added $250,000 will go toward covering additional costs due to supply chain issues and will include the construction of heating, ventilation and air conditioning, elevators and network equipment.

In case you missed it

The council previously granted $1.26 million in additional funding for the library project last November. This new $250,000 brings the city's funding for the Montrose library to $4.88 million.

Another Houston-area health care system is expanding operations off of U.S. Highway 290, as Kelsey-Seybold Clinic plans an addition to its Cypress location, which will also be renamed Northwest Campus.

The new building will be 120,000 square feet and will include space for an ambulatory surgery center, Kelsey-Seybold said Sept. 7. When all construction projects are complete, the campus will include a five-story building and will have space for 40 providers in a variety of specialties, including comprehensive adult and pediatric care. The expansion will allow for a bigger on-site Kelsey Pharmacy and additional diagnostic imaging and testing services

The entire Northwest Campus at 19926 Northwest Freeway is planned to open in fall 2024. A Kelsey-Seybold spokesperson confirmed two Houston-based companies were tapped for the new building project: Powers Brown Architecture and Gamma Construction.

The existing Cypress Clinic is currently located at 13105 Wortham Drive off of U.S. Highway 290. Kelsey-Seybold CEO Dr. Tony Lin highlighted growth in the northwest Houston metro area as one factor driving the hospital expansion.

“The buildout of this expansion and new construction project is part of a long-term plan to help make care more convenient for patients across the Greater Houston area by bringing essential and more specialized care within easy reach of those living and working in this thriving area,” Lin said in a news release.
