Is there a city wide height limit in Boston?

Well considering it's seen no highrises since god knows when even a 600 footer is welcomed, hopefully it is followed by taller buildings in the future.

I agree with roadcruiser that we need a taller, more dramatic building to actually break in the top 10 US skylines, especially since smaller lesser known cities than boston are building taller buildings.

Boston had a 1,000 footer proposed a few years ago (with a very nice design, if I remember correctly), so it's not unheard of or out of the realm of possibility. There just has to be the confluence of the right economics, demand, opportunity, and willpower to pull it off.

Millennium Partners submitted a Notice of Project Change to the BRA, showcasing a new design, and what seems to be a new height: 625'. At that height, it would be the tallest in Boston's Downtown, and it would jockey for Boston's third-tallest with the approved Copley Place Tower in the Back Bay.

The report describes that "...the Project includes a slender, graceful Tower that marks a junction in downtown Boston with a connection to a renovated and restored landmark building."

Rendering/massing concept from the report:

And the full report:http://www.bostonredevelopmentauthor...ilding_NPC.pdf

EDIT: The new height does seem to be confirmed at 625' from the report and from the Boston Herald... can a mod change the height in the title?

That should look great from the Commons. Can't wait to see the renders.

This has been approved at the new height/design. Looks like it will be 625'. Here are a couple different links with renders and articles. More/better renders should be available shortly.

Very nice. Looks to be about 55/56 floors.

Classy, simple, modern, and it works well with the existing historic buildings. It has enough subtle setbacks in the massing to prevent it from just being a glass slab. I really hope it's built as proposed.

At first look I thought the design was a bit boring and flat, but after really looking at it, I like it. It will fit in the Boston skyline and be a nice addition.

Good to see the old facades preserved. Maintains the classic Boston feel at street level while advancing the skyline.

New render from the developer's site. Seems there's been some slight design changes.

Millennium Partners

Looks like some extended spandrels? Reminds me of the L Tower in Toronto...

Hole Rise
Construction to start soon on stagnant Boston site.

Molly Heintz
12.7.2012

Quote:
The giant empty pit in the middle of Boston’s historic center—known locally as the “hole”—has been an all too vivid symbol of an economic downturn that began in 2008. That year, developer Vornado stopped construction on what was to be a 38-story mixed-use building on the former site of Filene’s department store, a Boston institution that went bankrupt in 2006. But last February, the site began a new chapter. Developer Millennium Partners agreed to take a controlling stake in the property for an undisclosed sum, and in mid-September, following approval from the Boston Redevelopment Authority, renderings were released showing a 625-foot mixed-used tower designed by Handel Architects, with plans for surrounding public spaces designed by the Boston firm Höweler + Yoon.

The Boston Redevelopment Authority approved Millennium’s plan in September, and final state approvals are expected by year’s end. Once those go through, construction could begin next spring, first on the Burnham renovation and then the tower, expected to be completed in three years. Public reaction to the plan has been positive, but almost anything would be preferable to the four-year-old gaping hole. Nash Yacoub, a long-time business owner with offices downtown, said, “For too many years that area has had vacant storefronts and eyesores. The neighborhood gets a lot of traffic, and I’m looking forward to seeing it rise again.”

Very Nice for Boston.

Seriously though, all Boston needs for that standout skyline would be;
South Station Tower
Transnational Place
Congress St.
and this.

Hell, at that point it would measure up to Phildelphia even.
Menino should have let Transnational happen. As far as the
others go, well other cities are building, so what are you waiting for?

Although I agree with you completely on these developments, Transnational had Menino's (and much of the city's) support. Ironically enough, it was canned by the FAA, who didn't want a supertall so close to Logan Airport. The height limit at that site is now 850', which is... respectable.

South Station's developer, Hines, keeps saying they are just waiting for better market conditions, but we'll see. I don't know what's up with Congress St. however.

However, Boston has this tower and the Copley Place Tower (also at 625') presumably getting underway in the next year or so, and there is talk that Menino will not run for mayor again in 2013 due to health issues. Boston is in a bit of a boom for smaller highrises- there were a lot of cranes around town this summer- but maybe soon we will make some strides in terms of buildings with larger impacts.
