Suggestions for Armoury - Edmonton

The city has an RFP out for a new use for the Armoury north of Whyte Avenue.
Its a two story building that is in pretty rough shape.

It can be leased or purchased, but must be used for non-profit purposes.

I'm curious if any of you have any good suggestions for this site.

I don't want to see it used as a shelter, maybe for a theatre company?

theatre company or "arts centre" would be awesome. Have a stage up for smaller shows and one or two on main for larger ones.

$600,000 in TI needed...wow.

but lease rate of $1 for 20 yrs is nice

or buy it at $1,460,000

Oh, that armoury.

600k for 7k sqft? That's a pretty hefty TI budget for a non-profit.
