How is Dewberry able to afford to purchase these lots and then just let them sit empty? Imagine the property taxes he has to pay annually with no return. Do you think he’s secretly being backed by NIMBY organizations who don’t want development to happen in the city?

He doesn’t get taxed much since the lots are largely unimproved and the land value goes up at a high enough rate that it’s a great investment.

Hey,

Is that small greenspace across the street from 1382 private property? My guess would be no, but if not, that would be perfect pocket-park in the middle of all that density. It makes the whole area more desirable.

It is owned by Dewnothing so in essence will likely be a permanent "park" even though it is private property.

I love the hunter green facade! It gives it an old school cool feel.

Is it just me, or does Midtown Union office building (in the background) look completely void of office tenants still?

No I notice this almost EVERYDAY since I drive by it on 17th at the same angle. Not sure if Invesco is still in their old building or what.

The Midtown Union offices were flooded when pipes burst last winter. At the time Invesco said it would delay the move until the summer. It seems that didn't happen, so I'm not sure what the plan is now.

My buddy lives in 1280 West about halfway up the tower and the Midtown Union Apartment tower also looks sparsely occupied. There are people, but it looks like 10-20% of apts are filled.

I asked building management a couple months ago, and they were at about 50% occupancy.

Interesting. Not saying you or they are lying, but it really does feel like a ghost town. I'll take a pic of it next time I'm over at his place. Perhaps tenants on the south facing side just don't use their balconies much!
