Only in New York is demolition complete before renders are released for anything but a modest sized rental apartment tower.

Really? You got proof of that?

More than two months since new building app appeared on the DOB site. No activity to hear of. Meanwhile down the street 225 West 57th is coming down. Think these are going to get built, or is the string of empty pits on one of Manhattan's premier thoroughfares going to get bigger and more unsightly?

What is the rush here? Why the need to panic if there's no news? Relax. These things don't happen overnight. Even when constuction on this thing begins, it will be slow going. If construction started tomorrow, we wouldn't see anything above ground until sometime next year.

I much rather this thing to just take its time and work its way into construction. No news is at time good news, lets just sit back and live under the sense that things are going smoothly.

That's the spirit...

We'll cry over the milk when and if it actually gets spilt.

This tower would join with Tower Verre to form a new focal point in the skyline...

Plumbing plans filed by Extell for 953-foot-tall, mixed-use tower at 155 West 57th Street

JUN 11

Extell Development's plumbing plans for a 953-foot-high, mixed-use tower at 155 East 57th Street were assigned today to an Department of Buildings examiner.

The 73-story tower would have 150 condominium apartments and a hotel. It would contain a total of 1,626,940 square feet of which 676,688 square feet would be residential.

According to plans filed by Costas Kondylis & Associates, the architectural firm, in March, the building would have accessory parking for 64 cars and the hotel would occupy the lower 20 floors.

The 21st floor would house a residential dining room, library and lounge and floors 22 through 30 would have 6 apartments per floor, floors 31 through 45 would have 4 apartments per floor, the 46th floor would be mechanical equipment, floors 47 through 58 would have two apartments per floor, floors 59 and 60 would constitute one duplex apartment, floors 61 through 70 would have one apartment per floor, and floors 71 and 72 would constitute one duplex apartment.

Excavation of the site has been proceeding recently. The site is across 57th Street from the Russian Tea Room restaurant and the Metropolitan Tower. The new tower, on which Frank Williams, the architect, has also worked, would be taller than the area's three tallest skyscrapers: Carnegie Hill Tower and the Metropolitan Tower on 57th Street, and CitiSpire on 56th Street. The new tower would block some views of Central Park from the Metropolitan Tower, which has an angled facade.

Extell owns another development site nearby to the west, the former Hard Rock restaurant location on 57th Street.

In a December 2, 2008 article in The New York Post, Steve Cuozzo wrote that the site extends through the block to 58th Street and is adjacent to two landmarks, the former CAMI Hall at 163-5 West 57thStreet and Alwyn Court on West 58th Street.

Although shorter in height, this tower would actually be about twice the size of the nearby Tower Verre. It sounds like there will be setbacks at the 30th, and 46th floors, with the tower getting smaller at the top. Possibly we could see a spire or some sort of crown here.

I see that it'll be yet another Kondylis design. Why do I have the bad feeling that Tower Verre will be blocked and Kondylis's will design another disappointing mediocrity?

Probably because you expect the worst?

If these really are luxury apartments, I doubt that the floors will be short enough for them to add a spire and still keep it at 953 feet. Maybe a small crown, but not a huge spire.

72 floors nowadays is usually at least 900-1000 feet without a spire.

The roof height (or top of the wall) is 953 ft, according to the application. It doesn't say anything about rooftop ornaments, spires, or any such crown that wouldn't be included in that figure.

That is if Tower Verre is actually going to get built at all.

By the way, that 30-9 vote for the Tower Verre was actually a 30-9 vote AGAINST building the tower. Lofter1 got it confused. So CB5 did vote NO to transferring air rights for the tower to be built.

The vote is only advisory, but who knows how this will effect things when it goes to the City Council and what not.

Ugh. Costas Kondylis? My enthusiasm for this one just waned big time.

Isn't it Frank Williams as head architect w/ Kondylis as Arch. of Record?

That makes sense. They have to at least be consistent in their losing cause.

This tower would be a great add to the New York City Skyline

Looks like this project will be soon under construction
Why is progress moving forward for this giant, while many other highrise projects (45 Broad, 50 west, 56 Leonard) are Stalled / On - Hold?

They're all different projects - not connected. But we have yet to see any steel rising here.
