Capitol Tower developer reveals food hall plans

Dubbed Understory, the 35,000-square-foot project inside Capitol Tower's two-story atrium will house a full-service restaurant, seven chef-driven market concepts and a cocktail bar at 800 Capitol St., according to the press release. Plans also call for retail shopping and cultural programing. 

Designed by Austin-based Michael Hsu Office of Architecture, Understory will feature open-cooking concepts with high-end finishes such as copper-clad kitchen hoods, wood butcher block countertops and white marble, per the release. Additionally, murals will don the walls. 

Skanska said Understory — named after the space between a forest canopy and the underbrush — will operate seven days a week from morning to night and offer other cultural programs, which is unlike many other tunnels markets in the downtown area, per the release. Houston Business Journal reached out for more information regarding restaurant and retail tenants and programs, but a spokesperson wasn’t immediately available. 

When finished in 2019, Understory will have five points of tunnel access as well as street access thanks to a 30-foot-wide staircase, called Great Steps, which will include a hanging art installation so large that it will be visible from three streets, per the release. Other features of Understory include WiFi, mobile device charging stations, games and a fitness center for the building's tenants.

The developer of Capitol Tower in downtown Houston has announced the first of seven chef-driven concepts that will open in Understory, a 35,000-square-foot area that includes a food hall.

Dallas-based East Hampton Sandwich Co. signed a lease with New York-based Skanska USA Commercial Development for space in the food hall at 800 Capitol St., according to an Aug. 20 statement. The sandwich company is known for its lobster rolls and currently has two Houston locations: one in the River Oaks District at 4444 Westheimer and another in Montrose at 907 Westheimer Road.

“Our Crescent location in Uptown Dallas is crazy busy, selling around 700 sandwiches a day — so downtown Houston made a lot of sense for us," Hunter Pond, owner of East Hampton Sandwich Co., said in the statement.

Located inside Capitol Tower's two-story atrium, Understory will include a full-service restaurant and the 9,000-square-foot food hall, according to a press release. In addition to the seven chef-driven concepts, the food hall will also include a cocktail bar. Plans also call for retail shopping and cultural programing.

At nearly any given time at the site of Capitol Tower, a Class A office building underway in downtown Houston, roughly 250 construction workers can be found working around the clock as the building's mid-2019 delivery date quickly approaches.

When it delivers, the 750,000-square-foot building will be home to 35,000 square feet of retail, restaurants and public gathering spaces dubbed Understory; a 24,000-square-foot Sky Park; Charlotte, North Carolina-based Bank of America Corp.'s (NYSE: BAC) Houston office and the headquarters for Houston-based Quantum Energy Partners. The tower is roughly 32 percent preleased, said Matt Damborsky, executive vice president at Skanska USA Commercial Development. CBRE Group Inc. (NYSE: CBRE) is leasing Capitol Tower, which was designed by San Francisco-based Gensler. The project is valued at $360 million, a Skanska spokesperson told the HBJ in 2017.

Capitol Tower, the 750,000-square-foot Class A office tower that's underway in downtown Houston, will officially be home to one of Houston's largest public companies.

Waste Management Inc. (NYSE: WM) preleased 284,000 square feet on nine floors in Capitol Tower at 800 Capitol St., Skanska announced in a release. It's the largest lease that's been signed in downtown Houston in 2018, according to HBJ research.

CBRE's Rich Pancioli, Jon Lee and Lisa Konieczka represented Waste Management in the prelease, while Kristen Rabel and Warren Savery represented Skanska. The 35-story tower is now 72 percent leased, according to the release.

Waste Management will relocate its Houston headquarters from 1001 Fannin in 2020. The company leases 202,000 square feet in the building, per Houston-based Colvill Office Properties' website. Colvill Office Properties' Chip Colvill, Pauls Bruns and Brad Beasley lease 1001 Fannin on behalf of its owner, Chicago-based JMB Realty Corp.

Colvill Office Properties and Waste Management couldn't immediately be reached for comment. In a release, Matt Damborsky, executive vice president for Skanska USA Commercial Development, said Waste Management's new headquarters will be energy efficient and more sustainable than other downtown properties.

"Capitol Tower and its wide range of thoughtful, green amenities provides Waste Management with a dynamic headquarters that is highly energy efficient and connected to the vibrant cultural fabric of Downtown Houston," Damborsky said in the statement.

Its neighbor Penzoil Place, is 523'. If you zoom in on the skyline pic above you can see Capitol Tower's crown is slightly taller.

There's no way it's 579 feet. Two Houston Center is 579 feet. Anyone got a pic showing both of them together?

I agree unless there is a paper thin spire somewhere. Across is Penzoil Place which is around 523 feet. The city government should have as-built drawings. Would someone care to review them?
