Wanamaker building to undergo renovations

Love this building. Article says $5MM in renovations to the lobby. Looks like Market East is having an effects on landlords to spend money to update their portfolio.

Would be an upgrade to get Bloomingdales. But, I doubt Macy's is going to want to give up this location because it is one of their most profitable stores.

There's already a Bloomingdales at the Shops at Liberty Place. Isn't Macy's basically an establishment here? I know this location does quite well compared to their suburban counterparts.

No, that's a Bloomingdale's Outlet. Not the same as the Bloomindale's department store.

And one hasn't been around long if one calls Macy's an "establishment." Wanamaker's was an "establishment." This is brand number four since then. It wasn't long ago that it was Lord & Taylor.

Yeah I don't think replacing it makes any sense. If you can get a high end store in ADDITION that is fine. Most people in Philly aren't looking for Bloomies. Not to mention the existing Macy's is huge and very inefficient from a design perspective. See no way a brand new Bloomingdales would ever move into that space with all it's compromises and huge floor area.

It's the same parent company. Would love to get a Bloomingdales (a real one; not an outlet), and there's not a lot of current spaces with the square footage to accommodate. But the Macy's is extremely profitable, and it's not clear we have the demographics for a Bloomingdales yet.

Where do you think they would go? The average Bloomgindales store is 243,000 square feet and also has large floor plates. I don't know how much the Macy's space in the Wannamaker building exceeds that by, but there's not much else around that fits the bill.

I believe when they were last said to be looking for a space here, they wanted 150,000 square feet.

I think it was a missed opportunity to not accommodate space for Bloomingdales in 1911 Walnut. Sure, the selection of retail along Walnut after Barnes & Noble 18th Street leaves much to be desired, but that could easily change with a Bloomingdales anchoring 1911. Regardless, Bloomingdales is enough of a draw on its own. It's still a premium location and presents a rare opportunity to "build to suite" in a brand new building - older buildings have their challenges. To me, that location is a no-brainer.

Plus, I would imagine having a Bloomingdales as your ground floor tenant would add a lot of cachet and help distinguish the building from its competitors.

I recently started a new job near 8th and Market. Coming from the other side of the city (17th), it's pretty surprising how many parking garages and surface parking lots there are between Walnut-Race and 9th-7th.

Does anyone have any insight into future developments around the area? Seems like it's fairly stagnant relative to other parts of the City.

The original plan had been to convert Strawbridge's to Macy's and L&T to Bloomies. But then a PE firm bought out the L&T nameplate and decided to abandon the Wanamaker's location, which led to Macy's to relocate to Wanamaker's and close the Strawbridge's flagship entirely.
