This may be a dumb question, but why are the top floors angled? It looks almost like parking levels.

They are not angled. It's probably an optical illusion due to the twist in the tower giving residents a better view.

This is a very interesting building to watch being built. There are several unique or at least different structural features that I haven't seen in the majority of residential highrises here (the Independent being the other). The biggest feature that pops out right away is the huge floor to ceiling height dividing the parking podium from the tower portion for I guess one of the amenities floors? Kevin's pic from the library really gives you a good idea of just how big that gap is.

The next interesting feature are those thin collumns which are angled in assorted ways. I see now why they are angled in such a way as to brace the twist in the tower portion to the square podium.

The elevator and stair shafts are also interesting to look at. They look kind of like smokestack chimneys.

All in all despite its sluggish start and I mean snails pace lol, this is definitely one of the more facinating buildings to watch rise up.

I'm still sort of wondering what the final height will be. It seems odd to me that they'd have a FAA permit for a 511 foot crane for a 419 foot building. And then there's that 440 foot FAA permit you found for the building height, and that it was originally supposed to be 472 feet on the site plan. I suppose it won't matter since it'll still be the tallest in that area, but man, that would have been significantly taller.

Interesting. I wonder if the change in height had anything to do with it being slow to get going after it had already broken ground. I never even saw a height listed for it of 440 feet except through the FAA permit, and I don't think that showed up until after it had already broken ground.

Also, the floor count that the FAA permit has listed is 36 floors. That's more than what we'd seen before. The 472 foot version had 34 floors of residential plus an amenity level at the main roof that was occupied, for a total of 35 floors.

The 419 foot version had 33 residential floors and a 34th floor that may be an occupied use floor (not strictly for mechanical).

Those two versions had minor changes - only a foot difference in height, on the garage podium and above the huge transition floors between the residential and garage levels.

The 472 foot version had 12 foot residential levels while the 419 foot version had 10 foot 10 inch floors.

Unless we can dig up the elevations for this, either from the architects or developers (because the 440 foot version isn't on the city's permit website), we'll likely have to wait to get a for sure overall height on this until after Google Earth updates again, and since they just did it'll likely be another 3 years or so before we'll know.

If they added floors, I would think they would be advertising the condos on those floors for sale. Right now the highest level listed on their website is 34 which is the second level of the two level 33 penthouse suites.
They could add a couple floors to an approved site plan I believe without pulling it for re-approval. But they should have a filing updating the approved site plan for the added floors, and I can't find a permit indicating floors were added.

Haven't posted on here in a really long time, but just so you all stop guessing the already published info still matches the current building elevations at 419' (418'-8" on the West Side of the building and 416'-5" on the East) Level 34 are den/terraces for the Level 33 penthouses you can see the floor plans on the 70Rainey website and Level 35 is non-occupied level for elevator machine rooms/mechanical.

Hi and welcome back.

The problem is that those numbers still don't match what 427MM posted regarding the 440 foot height according to his source which is involved with the building's construction. Also 419 feet seems too short considering the huge separation between the parking podium and residential floors.

By the way, what was your name on here before?
