This is the parking lot in front of south of la gare Windsor. This would be Windsor Tower 2 (or Deloitte 2) from Cadillac Fairview

Not sure if this has been posted yet. Just read an article on the CTV News website about a new, provincial government led project called St-Laurent Square at the corner of Ste-Catherine and St-Laurent. Here's the link:

so i contacted Westmount City hall and asked what the height limits were in that part.

This is what they emailed me back with... what does it mean "No standard height"

Unfortunately, your question is too broad to answer. The City is broken up into many different zones which have different height requirements. There is no standard height for an office or residential building.

Please feel free to contact me directly at tmunday@westmount.org.

Furthermore, if you have a more precise area or even an address I would be able to send you the details of the zoning requirements for said area.

It means that there is not one single height regulation that would apply to the whole town, like for exemple the mont-royal rule in Montreal. Therefore, I guess they might have sectors where you can build taller that others. Maybe we should ask him what is the area where you can build the tallest in Westmount and what is the maximum height in that particular area.

On a side note, I would like to see Place Bonaventure demolished and replaced with something tall big and shiny. That would help address that big gap between 1000 De la Gauchetiere and Tour de la Bourse when entering downtown from the east. Thoughts?!

well, i'm guessing that it'll be up for a serious renovation in a decade or two. if all of this cadillac-fairview stuff comes together, griffintown continues its build out, and the mutlimedia city/victoria square areas build out (along with a revival of the bonaventure boulevard plan), bonaventure station and surrounding lots will be among the most valuable in the city. we're talking 2025-2030 here but, still, some of us might still be around then.

There is a another layer of rules that influence height: density. I am going to ahead ahead and explain density because till last night, I had no idea what it was - so feel free to correct me if I am wrong.

Density defined as your net area of your building divided by the land area. The maximum density in Montreal is 12 (edit: Not sure if max. is 12 actually.)

Basically, if you a land size of 20 000 sq. ft, and a density of 3. Then, the total sq. footage of your building = 20 000 sq. ft x 3 = 60 000 sq. ft.

So, if you have perfectly square office building @ 10 000 sq. ft per floor. Then you can only have 6 floors maximum - even if the height restriction puts it at around 20 floors. So, to get more height - you reduce the square foot per floor to 5000sq. ft - then you are allowed 12 floors and so forth...

Of course, on top of this, there are other by laws. How much your buildings have to offset from the street, what ratio of your land needs to be green etc.

^ Complementing and complimenting that nice streetwall, looks sumptuous. Many in Montreal may be frustrated from not building the tallest, but damn that one looks like some serious quality.
