Totally agree with you eleven The Jeffersons floor plans are very nice and also believe they'll do well.

Sencorp is cash rich in Chile, but not in Phoenix. They see Edison and enHance as examples that condos don't work and they could never afford to play in the Portland Place, One Lexington business model which we know does work.

Whether they are right or wrong isn't my place to decide but I think you all know what my opinion is.

Yes, I'm still mad about that car wash, I know it's petty. I trusted them with my cars and liked the relationships I built over the years there. Now I have someone come to the house and they wash everything at once which is convenient but it's not the same. And it costs a lot more.

Dave you don't have an updated link to you? If so would love it see it. But overall I think the last time they were marketing as high-end, which seems to be the right play.

Good call! I had totally forgotten about Portland Place! They seemed to do well, right?

To answer your question Eleven last month I believe Crested posted the developer's summital to the city I think it was the planning commission.

Update on The Jefferson PPA, Crescent posted on the Barrister thread on October 6th of this year. It has all the floor plans.

THIS!!! The condos that combine higher quality finishes and quality management in the downtown area sell quickly. You can tell which condos don't hit this well (look across from the Heard, and the Orpheum). It takes work to do this. EnHance had the misfortune of also being right in the homeless zone. This will likely change over the next 3-5 years as the Hance Park area fills in, but enHance was probably five years too early (and also just feels like it cuts corners on the finishes--fair or not).

You can't wrap the IMG tags around the photo webpage, you gotta click on it, right click to get the image address ending with .jpg or .png.

My 2 cents on the condo discussion: Almost any one of these concrete towers going up or still built can be converted. Apartments are safer right now but when Condomania II strikes there's a good stock of buildings, unlike the last time. Adeline would probably be first on that list.

I don't get why Sencorp decided to test the waters with a cheaply built product with bad timing and decided to give up after looking at another even worse built product with bad timing like Edison.

But what gets me is why they bought and tore down Los Olivos when that's a garbage corner for a condo development and they already had the rest of the block surrounding enHance that makes for a better product.

It's ADOT owned but yeah, it looks jarringly bad and a terrible introduction to downtown.

I know why.... See: Roosevelt and 3rd St. island. ADOT doesn't want to deal with that, they have less resources than the city of Phoenix had to deal with the problem there.
