Hines Plans To Build More Than 600K SF Of Office In Next Phase Of Atlantic Yards

The Houston-based developer is working on plans for The Forge at Atlantic Yards, a three-building, 637K SF office campus with ground-floor retail space, Hines Senior Managing Director John Heagy told Bisnow. The project is slated for the site of the Overtime Elite arena at the corner of 17th and Market streets on the south side of Atlantic Station. Heagy said that unlike its predecessor, Hines won't likely break ground on The Forge without “a substantial amount of pre-leasing.”

Hines plans to release more details on The Forge early next year, Heagy said.

Planning permit filed for mixed-use development at 2085 Marietta Blvd in the "Upper Westside." Currently the site is an auto parts store, parking lots, and warehouse space. This was originally announced in February 2022.

The proposed project is the redevelopment of three tracts totaling 6.713 acres into a mixed use development. The development will consists of 354 units, 41 town homes, and 7200 sf of commercial space. The project will also include a parking deck, surface parking, underground detention, and all associated utilities.

It will be a short walk away from a station along MARTA's Rapid Summerhill line debuting in 2025.

Noting that Peoplestown project will also benefit from the federally funded “SouthLine” bike trail connecting the BeltLine to Downtown via Ridge, Pryor, & Central.

After meeting with the Development Review Committee, the 12th & Everything team reconfigured the design to move the main entrance to the intersection of 12th Street and Piedmont Avenue. This will help showcase the corner and give passersby a clear sense of entry, Glasky said. Skate Escape is no longer part of the plans.

Some updates from Invest Atlanta

Invest Atlanta recently closed a $1.25M Eastside TAD Ascension Fund Grant for Georgia Works! redevelopment of the Oddfellows Tower at 250 Auburn. The new facility will make it possible for the organization to increase the number of men served from 200 to 275 annually.



A $6M transaction, which included $1M dollars in Housing Opportunity Bonds, for the construction of 111 Moreland, a new development located in the Reynoldstown Neighborhood will include 42 supportive housing units at 60% AMI or below.



A $39M transaction for the new construction of City Lights Boulevard North which will provide 88 homes for families at 60% AMI or below in the Old Fourth Ward neighborhood.



A $32M transaction to rehabilitate GE Tower which will preserve more than 200 homes for families at 60% AMI or below in the Mechanicsville neighborhood.

The university also envisions 250,000 square feet of office and a 300-room hotel at its future “Arts Square” project, according to a filing with the state’s Developments of Regional Impact program. A DRI typically reflects a project’s maximum density.

The project could be complete by 2034, says the filing.

Georgia Tech said in December the project aims to create a “vibrant arts district” on the west side of Atlanta. It would also include retail space, academic facilities, entertainment venues, sound stages and production studios.

A focal point for the redevelopment will be reusing a 40,000-square-foot, circa-1940s warehouse on the property. It will be an "exciting, vibrant event, retail and entertainment venue creating a hub for arts programs and other programmed uses,” Georgia Tech said in December.

Georgia Tech President Ángel Cabrera said in August the project would include a new pedestrian bridge connecting it with Georgia Tech’s North Avenue Research Area and its Science Square development, a $1 billion life sciences district that’s nearly complete along North Avenue.

Planning permits filed for 600 Larkin near AUC.
"Construct 78 multi-family units on 2.551 acres bound by Larkin St., Roach St., Dora St., and Greensferry Ave. The project will consist of 40 townhomes and 38 units of 4-story condominiums. All of the residences will be for sale and constructed three phases."

City seeks developer to replace Midtown fire station with high-rise



Mayor Andre Dickens and the Atlanta Urban Development Corporation have officially kicked off efforts to swap Midtown Fire Station 15 with a mixed-use high-rise that features both affordable living options and a modernized new firehouse at its base.

It marks the first project for AUD, the nonprofit subsidiary of Atlanta Housing established to lead development of publicly owned land in the city.

City officials issued a Request for Qualifications, or RFQ, on Jan. 12 for developers capable of redeveloping the firehouse’s .78-acre property at 170 10th St.

If this works out it could be a template for the Centennial Yards Fire Station #1. And acquiring the parking lot would make a for great development/location.
