I really hope so. The other two projects are also prime real estate. But this one is their chance for a nice big fiefdom all to themselves, whereas on Irwin and Ponce they have to share the pie with a lot of other developments.

I’d rather the Irwin St project adjust to housing or hotel instead of the office component, tbh. Doubt it will due to the commanding rents still along the eastside trail, however that’s my preference. Let people live and stay here, as there’s quite the demand.

I'd prefer that as well. We haven't heard anything from this project in a while, so i tend to think its on the back burner while Portman pursues Ponce and Amsterdam more vigorously. Maybe they will rework into housing when they get around to it.

I was not suggesting that the other locations are not also prime real estate. I was only expressing my excitement for the Piedmont project.
However they already stated that they would not move forward on the Irwin Street project until sometime next year. The Ponce project is already much farther along with an announced timetable for a construction start in mid 2024.

Via Urbanize Atlanta, two cranes are now up at 340 East Paces Ferry Road.

From Niles-Bolton: "Floor-to-ceiling glass windows accentuate sweeping north and south city views at 340 East Paces Ferry, a 483-unit multifamily high-rise addition to the growing Buckhead skyscape. Residents can enjoy all that this stylish and coveted neighborhood has to offer, from nearby Buckhead Village to trendy Peachtree Road restaurants, as well as a luxurious amenities deck with pool, cabanas and clubroom on the 10th level of the 22-story building, 17,000 sf of retail space, valet service drop off, and more than 100 parking spaces for electric cars, including several spots specifically built and reserved for Tesla vehicles."

Atlanta is filling in the holes (parking lots) nicely, but we still have a loooooong way to go until all of the vacant lots in Downtown, Midtown, and Buckhead are all filled in.

Was in DC for the first time a few weeks ago and Foggy Bottom and Georgetown was incredible. So walkable. It was great!

I've experienced it, live in it, taken pics of it and ran all through it and it still looks like a made up exaggeration and pile of unbelievable BS. Having a hard time wrapping my mind around it all and how much midtown has/is developing in such a short time.

The graphic is very confusing in relation to the headline. Buildings in blue supposedly represent those built from around 2000 onward, but the text refers to projects since 2018?

Planning permit filed to rezone 1221 Euclid from R-4 to MR-2. This is right near Little Five Points and is currently a single family home.
For reference, R-4 is single family residential, and MR-2 is "Two- to three-story multi-family dwellings."
Not sure if this is anything significant, but would be good to see more density in this area.

Finally, some actual movement on the Civic Center site! Planning permit filed for 395 Piedmont for"New construction of a six-story 148 unit affordable housing development for seniors. The project includes a below grade parking facility for building residents."

Hmm, this one is interesting too. Planning permit filed for 696 Summerset Terrace:
"Construction of a new free standing residential building on southern end of parcel between existing structure and closed alley. Existing historic retail building on-site to remain."
This is near Ford Factory Lofts on ponce, behind the 1945 one-story building with Liberty Tattoo and a few other businesses. Not a lot of space so it might just be a townhome, but it could fit a long narrow multi-family building.

Ansley Mall adding restaurants along Atlanta BeltLine

https://www.bizjournals.com/atlanta/...staurants.html
Quote:
Selig Enterprises is carving a restaurant-lined entrance into the backside of Ansley Mall, part of its effort to draw potential customers into the shopping center from the BeltLine’s Northeast Trail.

The Atlanta-based developer plans to convert roughly 8,000 square feet of existing retail space into two restaurants, according to a Wednesday presentation delivered to the BeltLine's Design Review Committee. The renovation will add large windows and an outdoor patio to the back of the building, as well as a refreshed breezeway leading into the mall.

“As a landlord, we want to be proactive in dressing up [the back of the shopping center] and making that a more appealing component,” Vance Woodcox, project manager at Selig, told the committee.

The entrance will be paired with a new pedestrian bridge, providing a direct connection between the BeltLine and Ansley Mall by crossing over Clear Creek. The bridge is now under construction with completion expected next year.

Hope Atlanta real estate developers learn from Japanese real estate developer Mori. Many of the commercial projects developed by Mori are high-quality.
