Numbers

I'm sure they are over 160 units sold today.
In any case, they only have to sell about 30 more in the next year.
The next 3.5 years can't go by fast enough as far as I'm concerned.
We already have our furniture placement figured out thanks to the 3D floorplan app I have. Gonna be awesome!

I tweeted them yesterday and they replied they 'are approaching 160' units sold. So I guess maybe 157 or so?

Like it, steady pace. The signs usually flip by 10's..140, 150, 160...could be very near that at this point..

Well they said they expect to be at 200 by the end of the year which seems reasonable, this will give them the funding they need to pull out the shovels for 2017. Again this all seems reasonable at this point. Though the announcement to sales has been long for some. For a project like this in Winnipeg I am still optimistic, even given the CMHC's statement on condo demand in Winnipeg.

It's all about location, location, location. This is a great spot to build this kind of development.

^^ I've seen some of the same reports for Winnipeg, a glut of condos on the market, sales down, although still optimistic with this project in general and the timeline they have in place. They're pushing this one hard. A failure to see this project materialize would be a disaster. imo Although, in a worst case scenario, they could move it farther down the line for a later projected start date.

^ Seems to me that the glut is more in the suburbs where just about every neighbourhood has loads of new wood framed 3 storey jobs. There hasn't been as much construction in the downtown and surrounding areas, and it's fair to say that interest in urban living is growing. So I wouldn't count out SkyCity just on the basis of that CMHC report.

^^ yeah, the burbs are running rampant with new builds and conversions, downtown is relatively untapped, but we still have Glasshouse, d Condos and TNS coming online soon and needing buyers..add apt/residential with 300 Assiniboine and 300 main and numerous projects in the exchange and we still have a great deal of space to fill? I worry more about what will happen post - SkyCity?

Well, the new provincial government needs to make investing in the province more attractive. Small business is a major part of today's economy. What can be done to encourage more start ups, grow existing ones? Clearly access to capital is at the top of the list. Removing the payroll tax is another.

Beyond location also comparative supply.

A city can be completely overbuilt with condos (like Winnipeg, consisting largely of 3-5 story new builds and re-purposed brick walk-ups) but have only one brand new condo tower (Sky-City).

Sky-City may get lucky because it is pretty much the only new high-rise condo option (depending on what the Sutton group is doing... Condos I believe, but possibly self-owned and renting out the unsold... who knows) in an untapped market.

It's for the same reason (aside from existing foundations) that 300 main should do well... it's the only NEW apt tower, so it has no true competitors (unless TNS changes its condos to apts, which i think they will). Well, the decent downtown apt demand helps also.
