ESPN to debut glimmering NYC studios next spring

The just-signed, multiyear lease is for 19,000 square feet on the new pier’s third floor, two levels below the roof. The facility is to span the structure’s eastern end, offering views of the Brooklyn and Manhattan skylines. The lease is with ESPN’s studio partner NEP Group.

Howard Hughes Chief Executive David R. Weinreb told The Post, “This is completely down the fairway of what we intended for the property. We’ve always talked about studios coming live from the Seaport.”

ESPN executive VP for content Connor Schell described it in a statement as a “state of-the-art content factory that will allow us to produced differentiated studio content for both television and digital.” It hasn’t yet been disclosed which ESPN shows will be broadcast from the pier.

Although Disney-owned ESPN has offices in Manhattan, it has previously broadcast mainly from studios in Bristol, Conn.

The new Seaport facility will consist of three distinct studios — two for TV and one for radio. They will be enclosed, but Hughes Executive Vice President Saul Scherl said ESPN would also be able to “activate spaces throughout the Seaport, including on the roof.”

The studio complex is expected to open next March or April. It will be the pier’s first tenant to open its doors, part of a piece-by-piece rollout of elements including restaurants by Jean-Georges Vongerichten and David Chang on the first floor and mezzanine and the multiuse roof. All are expected to open next summer.

Passersby might have wondered why the entire nearly-finished pier, which has been dark until now, suddenly glowed bright red Monday night. It was “in honor of ESPN and to showcase the building’s light band,” Scherl said, although the display was expected to be for one night only.

Meanwhile, nuts-and-bolts work has started on relocating the landmarked but decayed Tin Building, which stands between the FDR Drive and Pier 17.

It took a while to nail down all the government approvals, but now that the permits are in place, Hughes has begun demolishing the old structure. Pilings will be removed starting this winter. The Tin Building is to be reconstructed about 33 feet east, to create “breathing room between it and the FDR trestle.

The Tin Building is to house a huge Vongerichten-run seafood marketplace. Although the rest of the Seaport will be open before the Tin project is finished by the last quarter of 2019 or the first quarter of 2020, Weinreb said it will be the occasion for a “grand, grand opening” of the entire complex.

The city leases Hughes the Seaport and other parts of the surrounding Seaport Historic District. When completed, the new Seaport will bring a much-needed entertainment, shopping and recreational complex to the East River waterfront — which lags in public attractions compared with the Hudson Side’s Brookfield Place, Battery Park City and Pier A Harbor House.

After the previous Seaport operated by the Rouse Company and General Growth Properties ran aground, Howard Hughes took it over in 2010.

Pier 17 also includes about 150,000 square feet of “rentable” office space — a figure that includes the ESPN studio.

Hughes has tapped CBRE powerhouse Mary Ann Tighe to market the space.

Tighe said, “In one of the city’s most historic districts, full of real cobblestone character, there is now a small amount of 21st century office space on offer. There’s nothing else like it in Manhattan, so I’m not surprised that ESPN decided to make it their New York studio center.”

City moves forward with plans to demolish Seaport building

The rundown building — constructed in 1939 as part of the Fulton Fish Market — has sat vacant for many years. The city previously discussed demolishing it, back when the Howard Hughes Corporation planned a condominium and hotel tower on the site in 2015. At the time, representatives from the city’s Economic Development Corporation told Crain’s that the building was in danger of collapsing because the piles that supported the structure were so deteriorated. Shavone Williams, a spokesperson for the EDC, told The Real Deal on Thursday that the city has worked closely with Community Board 1 and elected officials on the demolition timeline.

“Our ultimate goal is to ensure that the Seaport remains a safe, vibrant destination for residents in this community,” she said in a statement.

The city has already taken apart substructure portions of the old market and expects it to be fully demolished by the fall. Anthony Notaro, chair of Community Board 1, said that the EDC hasn’t been open about its decision to move forward with the demolition and hasn’t included the group in its discussions.

Too bad a piece of local history cannot be salvaged, however the structure is in very rough shape and the area needs to continue growing/evolving.

Surprise surprise, you can thank NIMBYs for that. A developer was willing to refurbish that structure, and in exchange wanted to build a 35-40 residential tower, and NIMBYs said no.

Sound like there's local NIMBY opposition though (which prevented a proposal of that kind in the proximity)?

Perhaps something on a similar scale to the current structure will rise to compliment the new mall … more retail and restaurants.

Amy Schumer, Kings of Leon to open new rooftop concert venue at the Seaport

With the opening of a new rooftop music venue at Pier 17 this summer, the Seaport is upping the ante when it comes to downtown attractions. The new open-air space will occupy the new four-story-building’s 1.5-acre rooftop and feature stellar waterfront views and a wildly arty canopy covering.

On Monday, the opening acts for the venue’s inaugural Pier 17 Rooftop Concert Series were announced. On Wednesday, August 1, Amy Schumer will kick things off with a stand-up performance, followed by a show from indie-rock dude-bros Kings of Leon on August 2. Each of these acts comes with a level of kitschy A-list appeal. Kings of Leon is a regular summer music festival headliner; Schumer has filled up Madison Square Garden and has racked up some box office wins with films like Trainwreck and I Feel Pretty in recent years. If the initial headliners are any indication, one can expect more of these kinds of bookings at the rooftop this summer.

The new venue has a capacity of 3,400 for standing shows, and 2,400 for seated gigs. Tickets to the first two shows are available via an exclusive pre-sale to Chase cardholders for 48 hours beginning Monday, May 7 at 10am, with general ticket sales kicking off on Friday, May 11.

Sound Reasoning: Pier 17’s rooftop speaker system works so well, Howard Hughes mulls putting it in Riverdeck bar

“We are in the process of evaluating a similar sound technology for sound throughout the project,” said Saul Scherl, president of the developer’s New York operations.

Pier 17’s rooftop concert venue is equipped with a high-tech “adaptive” loudspeaker technology, which gives the developer the ability to make real-time adjustments over where sound is projected, and — more importantly — where it isn’t.

The Seaport developer spent big bucks to ensure audience members were treated to a full concert experience, without subjecting locals in apartment buildings overlooking the venue to unsolicited music, according to a sound engineer who worked on the project.

“The Howard Hughes Corporation spent significant resources — time, effort, and money — in developing a state-of-the-art sound system designed to ensure minimum impact on the community,” said Sam Berkow, of SIA Acoustics.

Select community members were invited to preview the system’s capabilities at a sound test on July 2, and the trial run proved that the cutting-edge speakers worked as advertised, shielding folks on the street and in surrounding buildings from the racket on the roof, according to one local civic guru.

“They were able to direct the sound to within six feet of where they wanted it,” said Paul Hovitz, vice chairman of Community Board 1 and a resident of nearby South Bridge Towers. “It’s amazing!”

But the sound test alone wasn’t enough to sway some Seaport skeptics, and one local preservationist expressed concern that things may not run as smoothly come showtime.

“At the rehearsal I spoke to one sound engineer and he said the sound was set at much lower volumes than the system was capable of doing,” said Michael Kramer, a member of Save our Seaport and a longtime critic of the Howard Hughes Corporation’s redevelopment of the seaside historic district.

And Kramer’s fears appeared to be well-founded, after nearby resident sent in a video she took from the roof of her Water Street apartment building, which seemed to record music pumping out of the radiant concert venue during a Carrie Underwood performance on July 4, suggesting that Howard Hughes’s vaunted sound system wasn’t all it was cracked up to be.

“Outside, it was surprisingly loud, given the claims that no sound would leave the perimeter of the Pier 17 roof,” said Caroline Miller, who took the video.

And another neighbor confirmed that she was peeved by the loud musing coming from the pier that evening.

“It was not terrible but it was significant and annoying,” said Zette Eamons.

But on closer examination, there seemed to be some issues with Miller’s recording. The video was taken at 9:41 pm, about 20 minutes after the curtain dropped at the Independence Day concert, as confirmed by two separate concertgoers.

And the song being played in the video was not a Carrie Underwood song
, but rather Selena Gomez’s immortal “It Ain’t Me,” which was not included in the concert’s playlist, according to Howard Hughes spokeswoman Cristina Carlson.

As it turned out, it wasn’t Pier 17’s high-tech sound system that locals were hearing at all, but rather the relatively low-tech pop-fueled speakers hooked up to its Riverdeck watering hole, according to Scherl.

I love skyscrapers, but I will agree with the local residents when it comes to loud unwanted music originating from that rooftop venue.
