That looks like a libeskind placeholder to me. Its an ad on a fence not a press release, I wouldn't read into it too much.

I wonder what the height is? A lot of potential, and I think from an aesthetic standpoint, 900 ft would be ideal. Assuming design somewhat retains a 4 WTC and 1 WTC vibe to it. Nothing too flashy.

I think a geometric box or a spin of it could work. We might have to wait for better renderings, at least, to make a fair opinion.

As of this writing, 3 World Trade Center (“WTC”) has finished construction and joined numbers 1 and 4 in the heart of the new Downtown, as the official World Trade Center website puts it. Plans are in the works for a Bjarke Ingels-designed tower at 2 WTC, and a new design at 5 WTC has just been revealed.

That's just a vision by KPF.

I think this will be a mixed used and not purely office. I can't see this happening in pure-office functionality (would be hard to get tenants, downtown that is). At least not this cycle. But mixed-used, throw in a residential component, and yes. Actually, a hotel included with (X= residential) would make financial sense given the surrounding tenants being added within the last year and even now (feeding off the surroundings).

Tower 2 is not happening anytime soon. Its a pipe dream at this point. The supply of high-sqft tenants aiming for downtown is quickly drying up!

No plans for 5 World Trade Center, says Port Authority

I remember being annoyed when it was expected to take 10 whole years to rebuild the wtc site. It is somewhat depressing that even 20 years out, this site will not be completed. Let's hope for 25 years now. I don't understand how any person or organization can sit on valuable real estate like this for decades. Isn't there massive revenue being lost from missing out on decades of Manhattan priced rent? Aren't they paying property tax every year?

On a side note, based on that recent Silverstien interview, Foster's design is still in play., in theory, so long as it gets client that wants the designs characteristics and benefits.

IMO, 200 Greenwich is priority. 5 WTC could wait. The WTC complex is missing its crown jewel, and its not 1 WTC, but Tower 2!

Besides, plenty of other sites to look foward too. WTC is like aged Whiskey. Sits in a barrel, never touched, but one day, it'll be the most intoxicating and sweet moment. For now, we have the meth of Hudson Yards and 57th Street to go bonkers on... and boy does it give a rush. Nonstop cranes and towers for days!

The parcel, which can accommodate over 1 million square feet of commercial or mixed-use development, could be worth hundreds of millions of dollars and is expected to draw attention from developers interested in raising an office, hotel or apartment spire, or a tower that could include all three uses.

The agencies would split the proceeds, but what percentage each would get is unclear.

In an LMDC board meeting in March, Holly Leicht, who chairs the agency's board and is a real estate executive at the Empire State Development Corp., said the Port Authority and the LMDC would conduct independent appraisals of 5 World Trade Center. If the appraisals are within 10% of each other, the agencies would move forward with the request for proposals.

"After quite a lengthy period of time of negotiation, we executed a memorandum of understanding with the Port, the LMDC and the city to move forward on an RFP for Site 5, which will be our last major site to develop," Leicht said during the public meeting March 19, which has previously gone unreported. "The reason for the appraisal now is because there's a base value the Port wants to get for the land."

The appraisals are being concluded, a source said, and the Port Authority and the LMDC are negotiating on a benchmark value for the site that will allow the RFP process to proceed.

The Port Authority is not allowed to hold residential assets.

The RFP will allow developers to submit proposals for both. The site is part of a general project plan—a state zoning framework—that prohibits residential development on the site.
The general project plan, however, could be altered by the board of the LMDC. The source said the site would likely be sold if it were to become residential. The Port Authority could opt for a ground lease if it's built as a commercial project.

The appraisals will only consider its potential as a commercial site.

Finally. 5 WTC has taken forever, thanks to Port Authority squabbling.

Highest and best use is likely a residential-hotel tower, and that was what was planned years ago, following the collapse of the Chase tower proposal. NY YIMBY had a rendering of a supertall residential a few years ago.

This site has been in limbo for so long I'd forgotten it existed at all. A surprise to be sure, but a welcome one. It would really be something if we ended up getting movement on this development before Silverstein's 2WTC.

I disagree with that being the best use for the site. Residential/hotel can go anywhere in Manhattan. This site is one of the last sites for ground up new construction - unless everyone will be cool when we start demolishing buildings down there again, which we know they won't be. Even with the WTC not even entirely built, and still filling up with tenants, I think it's just shortsighted to seek residential. That being said, if we at least get a great design, ot even something more iconic on the lower Manhattan skyline, I'll say it was worth it. Let everyone else cry their usual tears a decade or two from now when the city has to take some type of initiative - midtown east style - to get developers to build. That may happen anyway.
