Seeing as Gilmore Place is an Onni development, I'd steer clear of that one. I haven't heard one realtor say anything good about Onni. A friend of mine had bought an Onni presale in Port Moody and when they moved in, they had a heck of a time getting the developer to remedy any warranty deficiencies.

Onni is cheaper for sure, but they are at least a name. There are a number of other smaller companies that produce similar product. It's the rare few that actually do quality and are pleasant to deal with (Bosa is the only one that comes to mind immediately). You'll pay a premium though.

What are pre-sale prices like these days in that area?

Depends if you are ready to move and take out that huge mortgage today or not.

Just walked by an open house at the brand new Voda at The Creek. 880sf 2bdrm for $1M = $1136/sf.

Assuming a flat market, that would just make it more expensive since your down payment is not productive for however long it takes to occupy.

The prices for units at Gilmore Place are actually quite attractive, starting from $900/sqft with avg in the first tower to be in the high $900's. I was told by my realtor that the first tower has already been sold out, I'm so glad I got the unit that I wanted. Should earn me a handsome profit by the time it's completed in 5 years.

With presales, you are essentially locking in today's prices for the next five years. In five years, the dollars in your savings account won't be worth all that much.
