While it's an interesting idea, the problem is substations have high voltage that would be dangerous to anybody walking around there.

After seeing those renders of the building from different angles and more of the podium, I'll say it, I like this building and it is much better designed than the earlier proposals.

Typically substations in dense urban areas are completely enclosed inside of a building. I think this would be the best long-term solution, especially if they can make a green roof and have it interact with the street in some way.

Very nice! I was studying the facade and was wondering how they might light it. I noticed there are notches on the south side of the building at the corners of the "waterfall". These notches step back from the facade and have a blank white wall where they could place some lighting for accent lighting that would shine upward on that white wall and possibly the glass between the notch. They could have 6 of those accent lights on the south facade. There is also another notch on the northwest corner of the building where they could do the same.

Awesome. I knew these renderings had to exist in some company PDF somewhere. It sure did take them a while to release them. I still want more, though.

I have to agree that it's a solid building. It doesn't blow me away but it's quite nice. I like the shape. I think it will do wonders for our skyline. I'd like to see some green or even orange lighting on it but I'm thinking it will be blue or white.

Two things that caught my eye:



The trim part looks white from far away but up close looks greyish. It could be brick or concrete. I hope it's not just plain concrete like the W has. I'm not a fan of that style. I'd much prefer brick or stone of some kind.

Can't seem to find a website on this development other than the renderings that have been posted. Is there one? Anyone know if Green Water plans to put in public parking spaces?

There are 9 stories of parking on the site plan but I did not see if there was a separation to public or private.

Thanks Ivanwolf. Parking has been one of the biggest struggles for local retailers down there. Lots have come and gone over the years. It takes more than a few downtown residents that can walk over to keep a business afloat.

Green Water is required to provide a minimum of 250 public parking spaces.

Sounds like a good start. Any idea how they derived that number? I could see a good portion of it eaten visitors of the residential, and retail employees.

It is a requirement in the master development agreement with the city. It will all be paid parking and first come, first served. Shared parking works best with an office component. It is occupied (and therefor paid for) by regular office workers during the day, and freed up on evenings and weekends, which is when there is the greatest demand for public parking.

Thanks! I'm trying to ascertain what amount of parking may be available to weekday retail shoppers. My experience is no parking, then no shoppers. If every space is a free for all, then I could see it easily eaten up by office workers. 100 Congress always had a waiting list for parking.

I really can't wait for the office project to rise next. That has to be my favorite out of the whole bunch. Very minimal and sexy.
