Demolition Wraps For RAMSA’s 42-Story Tower At 3041 Broadway In Morningside Heights

The partial demolition process began last October and uses purchased air rights from the seminary.

Photographs from Tectonic show the plot where the edifice will eventually rise. Large blue waterproof membrane sheets cover the walls of the abutting historic structure. The rest of the sidewalk is surrounded by construction barriers and green wooden boards.

The site is located just off of Broadway between West 120th Street and West 122nd Street, and is across the street from Riverside Church. Part of the building’s footprint extends into the landscaped courtyard, but will not result in a drastic reduction of the existing green space. 3041 Broadway incorporates a design typical of Robert A.M. Stern that is reminiscent of classic pre-war New York style. The upper levels of the structure will feature several setbacks topped with private outdoor terraces and a crown with a flat roof parapet. The curtain wall is lined with an even grid of windows and it appears that the building will be clad in RAMSA’s signature light-colored limestone. Renderings also show a number of stacked corner balconies on the slimmer southern profile.

A completion date for 3041 Broadway has not been announced.

From Lendlease – 100 Claremont Project – week of November 9, 2020

The excavation/foundation phase of the project, which commenced July 6, continues and is expected to take approximately seven months. Rock excavation/chopping will continue for approximately three months and includes excavators with hoe rams to chop and loosen the rock, line drillers to more easily remove the rock, and excavators with buckets to remove and load soil and loose rock into trucks. Rock chopping and drillers will be noisy.

Trucks will frequently be removing material from the site throughout the excavation phase of work. During this time, concrete will be poured from trucks to construct temporary support walls for the excavation and permanent anchors will be drilled into the rock with drill rigs. Concrete foundation work will include installing rock anchors, steel reinforcing deliveries and installation, along with concrete delivery from trucks and placement by concrete pumps and buckets carried by an excavator. Noise and dust mitigation plans will be followed.

Work hours are 7:00 am – 6:00 pm (no rock chopping will occur before 8:00 a.m.) with most work ending by 4:30 p.m. Roof protection installation will continue at Knox Hall on Saturday November 7 from 9:00 a.m. to 5:00 pm

Weekend work for crane install is scheduled for November 13 evening through Sunday, November 15 and will include the closure of Claremont Ave between 120th-122nd Street to vehicular traffic. Pedestrian traffic on the west side of Claremont will remain open, with temporary closures as needed. Pedestrian access on the east side of Claremont will be restricted throughout.

RAMSA’s 3041 Broadway Begins To Rise Above Street Level In Morningside Heights, Manhattan

The building is rising by the corner of Claremont Avenue and West 122nd Street with the use of air rights from the seminary, and is directly across from the Riverside Church.

Recent photos show the crane towering above the complex, where steel rebar and concrete formwork are steadily being put together and creating the ground-floor columns and walls. Workers are currently having to navigate a tight space, but the pace of construction should accelerate once the superstructure clears the height of the adjacent structures. A portion of the tower’s footprint slightly extends into the rectangular inner courtyard.

The rendering shows a number of setbacks on the upper levels of tower culminating in a sculpted crown typical of Robert Stern’s prewar-inspired projects across New York City. These setbacks will house private outdoor terraces that would sit below the flat roof parapet. The warm-colored stone curtain wall is depicted to be lined with an even grid of windows, bearing a similar exterior finish to 30 Park Place and 220 Central Park South. Also spotted in the rendering are stacked corner balconies on the slimmer southern profile facing toward Midtown.

A completion date for 3041 Broadway has not been announced yet, though sometime in 2022 could be possible if the building quickly rises and tops out before the end of this year.

I'm curious - but skeptical - about this.

They really cut out 2 historic, beautiful links in an inspiring architectural chain.

There's a chance the replacement links in that chain work well; and RAMS is the person to do it.

There's also a chance yet another uptown theological institution (cough - Cathedral of St John the Divine - cough) has prostituted itself and pillaged one more of the limited number of truly place-making architectural ensembles uptown.

Will be very interesting to see how this one turns out.

New Renderings Released For RAMSA’s Claremont Hall At 100 Claremont Avenue In Morningside Heights, Manhattan

YIMBY has an exclusive new set of exterior renderings for Claremont Hall, a topped-out 41-story residential and academic tower at 100 Claremont Avenue in Morningside Heights. Designed by Robert A. M. Stern Architects with SLCE Architects as the architect of record and developed by L&M Development Partners, Daiwa House Texas, Inc., and Lendlease, the 354,000-square-foot structure will yield 165 condominiums as well as institutional offices, faculty housing, and classrooms for Union Theological Seminary. Beyer Blinder Belle is handling the renovations of Union Theological Seminary’s Hastings Hall, where students currently reside. Claremont Hall is situated by the corner of Claremont Avenue and West 122nd Street, directly across from Riverside Church, and the tower is being built by Lendlease Construction with the use of air rights from the seminary.

“With its majestic views of the Hudson River, Riverside Park and Central Park, Claremont Hall is set uniquely within the historic Union Theological Seminary campus and draws inspiration for its façade and shape from the surrounding New York Landmarks,” said Melissa Román Burch, executive general manager at Lendlease. “We are extremely proud to see our vision take shape, as both developer and construction manager, in a way that respects the historic context of the neighborhood and supports the work of the Union Theological Seminary and all of our neighbors in this thriving community.”

The first rendering, made by BINYAN Studios, focuses on the upper half and crown of the structure, which is clad in an elegant mix of bricks and stone. The massing features a series of setbacks that will serve as private terraces, and culminates in crown extension with arched mechanical grilles and floodlights illuminating the envelope. Robert A.M. Stern Architects designed Claremont Hall in collaboration with Union Theological Seminary, a 180-year-old center of theological education, and aims to integrate with the broader campus and neighborhood.


“We knew from the start that our design for this tower had to grow naturally out of the Gothic Revival character of the Union Theological Seminary, a rugged architecture softened by meticulous detailing, said Paul Whalen, design partner of Robert A.M. Stern Architects. “We have sculpted the building with setback masses and simple abstracted detailing that create a memorable silhouette against the sky while at the base we transition to a more literal use of Gothic stonework that seamlessly connects the entry facade with the surrounding historic campus buildings. The new ensemble is pulled together with a painterly mix of contrasting bricks and cast stone, integrating with the visual texture of the surroundings. The residences are similarly envisioned to inspire with bold details; bay windows and terraces that come together to evoke the Collegiate Gothic architectural style.”

The second rendering highlights the entire building in the context of the neighborhood, looking south from Grant’s Tomb down the Hudson River toward Midtown and Hudson Yards. From this view, Claremont Hall dwarfs the 392-foot-tall tower of Riverside Church, which has dominated this section of Manhattan since its completion in 1930.

Beautiful tower! It feels like this project is wrapping up quickly! Does anyone know the plans for the old McDonalds on 125th & BWAY?

The McDonalds site will be a similar, soaring residential tower. The tower will house Columbia University affiliates.

If you look carefully, you can see 3041 Broadway. Look towards The Cathedral Church of St. John the Divine and you'll see it. Or... the tower with the crane near Columbia University!
