Gowanus Redevelopment Gets Go-Ahead as de Blasio’s Team Sails Away

By Greg David
September 22, 2021

Quote:
With nearly unanimous approval Wednesday from the City Planning Commission, the long-in-the-making rezoning of Gowanus heads to crucial negotiations between key City Council members and Mayor Bill de Blasio over the Brooklyn neighborhood’s future.

The final result will be key to the de Blasio legacy: It’s the administration’s first effort to use rezoning to spur racial and economic diversification of one of the city’s whitest and increasingly wealthy neighborhoods.

The proposal is also the linchpin of efforts to clear up the polluted area, home to the infamous Gowanus Canal, a Superfund site. And the rezoning bid comes as a similar de Blasio-sponsored effort in SoHo and NoHo in Manhattan appears bogged down by intense opposition.

Great news. Can't wait to see all the new developments start to take the anus out of Gowanus.

…….One of the largest projects underway is a 1,200-unit rental development in the recently rezoned neighborhood of Gowanus, along the industrial waterfront in Brooklyn. A quarter of the apartments, 300 units, will charge below market-rate rent to tenants, the developers said; a majority of those units will go to renters making no more than 60 percent of the area median income, or about $72,000 for a family of three.

The project, designed by the architecture firm Fogarty Finger and developed by Tavros Capital and Charney Companies, will have four buildings. The biggest component, a pair of towers at 300 Nevins Street, will have 654 units and incorporate the buildings into a public esplanade that will hug the Gowanus Canal. The project is expected to be completed in 2025.

Is there a Gowanus district plan to "soften" the canal walls, which is currently mostly sheet piling, by stacking huge retaining stones or something similar that would be planted with grasses and other "natural" looking vegetation etc etc? It would go a long way in correcting the "industrial backwater" look.

Looks like something may manifest as per rendering.

The details are likely tucked into the large project presentation usualy given to the boards with the type of materials.

Yeah but it still looks like ugly sheet piling is still the primary retaining wall material.

313-315 Bond Street:

Quote:
A new rendering has been released for 313-315 Bond Street, a two-tower mixed-use development in Gowanus, Brooklyn. Designed by Hamish Whitefield Architects and developed by Rabsky Group with $92 million in construction financing from G4 Capital, the 226-foot-tall structure will span 526,000 square feet and yield 298 condominium units with an average scope of 1,365 square feet, as well as 51,000 square feet of ground-floor commercial space, a cellar level, a 40-foot-long rear yard, and 52 enclosed parking spaces. President Union LLC is the owner and Sky Construction is the general contractor for the project, which is alternately addressed as 395 Carroll Street and bound by Union Street to the north, Carroll Street to the south, the Gowanus Canal to the east, and Bond Street to the west.

The new rendering, above, offers greater detail on the makeup of the exterior than the preliminary illustration seen below. The building begins with a multi-story podium with a grid of arched windows, with wider openings on the ground and second floors. Above, the 17- and 22-story towers feature square industrial-style windows and several stacks of balconies with curved corners that complement the geometry of the arches at the base of the building. The structure is primarily clad in red brick except for the pinnacles of the towers, which are shown enclosed in floor-to-ceiling glass and dark metal paneling.

Both renderings illustrate an architecturally cohesive sibling standing eight stories high to the south of the development site. However, it is unclear at the moment whether this structure is part of the current phase of construction.

313-331 Bond Street’s anticipated completion date is slated for the fall of 2025, as noted on site.

New Rendering Revealed For 155 3rd Street In Gowanus, Brooklyn

Quote:
A new rendering has been revealed for 155 3rd Street, an upcoming 22-story residential building in Gowanus, Brooklyn. Designed by Dattner Architects and developed by Monadnock Development, the 265,987-square-foot structure will yield 301 rental units with an average scope of 767 square feet, as well as 34,863 square feet of commercial space, 45 enclosed parking spaces, and a 26-foot-long rear yard. The project is located at the intersection of Carroll and 3rd Streets and, directly next to the Gowanus Canal.

The exterior rendering shows the building composed of two sections: a multi-story red brick podium with double-height ground-floor windows, topped with a landscaped roof deck with an outdoor swimming pool, numerous BBQ grilling stations, and ample seating; and the main residential tower above with a tight grid of floor-to-ceiling windows and a lighter brick cladding, a pair of setbacks lined with glass railings, and a flat roof parapet with a short rectangular mechanical bulkhead. The rendering also shows a new landscaped waterfront esplanade on the eastern side of the development with trees, wooden benches, garden beds, and a dog run.

Right now, earthwork is underway with multiple piling machines and excavators positioned on the site.

The nearest subways from the property are the F and G trains at the Carroll Street station. A Whole Foods Market is also located nearby to the southeast across the Gowanus Canal.

155 3rd Street’s anticipated completion date is slated for December 2025, as noted on site.

Excavation Progresses At 380 4th Avenue In Gowanus, Brooklyn

Quote:
Excavation is continuing at 380 4th Avenue, the site of a 17-story residential building in Gowanus, Brooklyn. Designed by GF55 Architects and developed by Quinlan Development Group LLC, the 175-foot-tall structure will span 211,650 square feet and yield 197 rental units with an average scope of 830 square feet, as well as 6,030 square feet of ground-floor commercial space, a cellar level, a 40-foot-long rear yard, and 30 enclosed parking spaces. Fifty of the units will be designated as affordable housing. McGowan Builders Inc. is the general contractor for the $78 million project, which is located between 3rd and 6th Streets.

Recent photographs show several excavators digging further below street level at the site, which was formerly occupied by a one-story taxi depot. A piling machine is also present, carrying out preliminary work for the foundations. Wooden retaining walls have been assembled around the perimeter of the plot as crews descend.

Renderings show 380 4th Avenue rising with a rectangular massing and a façade composed of modular brick walls, bronze-colored metal and EIFS panels, and floor-to-ceiling windows. The first two levels feature wide brick-clad arched openings with bronze-colored spandrels and mullions for the retail frontage and main entrance. Setbacks on the 12th and 15th floors will make way for outdoor terraces, and two small stacks of balconies are located on the upper half of the slender southwestern and northeastern elevations.
