Here's some welcome news for the Collegetown neighborhood. After years of being in limbo the Collegetown Crossing project receives approval from the city. Here's an article from the Ithaca Voice regarding the project:

Looks like some of the new downtown hotel projects may be started soon (from the Ithaca Journal):





Ithaca Marriott may build soon, Hampton may follow

Hotel construction in downtown Ithaca is soon to be checking in.

The company building the long-awaited Ithaca Marriott on the east end of the Commons has chosen a contractor, who says it hopes to start construction in October.

Urgo Hotels, the company behind the 159-room, 10-story Marriott planned for what’s mostly a small parking lot next to Madeline’s restaurant, has chosen William H. Lane Inc., of Binghamton, to build the hotel, according to an announcement from the construction company. Lane hopes to begin construction in October...........................

There's another new apartment building proposed for Collegetown. Not big, but urban infill nonetheless. Article from the Cornell Sun.

An update on several projects from the Ithacating in Cornell Heights blog. There's some even some proposed to start fairly soon. The old County Library site has had another developer drop out, but my favorite (DPI condos) is still in the running.

More info regarding the Carey Building rebuild (though I did notice the article says six stories when the developer actually is looking to make it seven). From the ithaca Times:

The Carey Building at 314 E. State St. is about to be “overbuilt.” The downtown incubator, christened “Rev,” represents phase I of a three-part project that will culminate in a six-story building where there was once a two-story building.

Looks like the branding for the Hampton Inn has changed. The project is listed in the first post as item #9. Hilton is rolling out a new brand, and Ithaca will be getting one (from the Ithaca Builds website):

Lindsay Wershaw ’16, vice president for public relations for the Student Assembly, said she thought many students would not appreciate the price of the rent, which is $200 higher than Lower originally planned.

“I understand it’s an enticing location but it should be made as inexpensive as possible for students,” Wershaw said. “The new residential space helps some but not others.”

According to Lower, the increase is a financial necessity for the unit, despite the “much larger market” for the lower prices.

“The economics of the situation won’t allow rent at those prices,” Lower said. “If I could only get $700 to $800, I wouldn’t be able to build the building.”

I just hope this is not another false start. As the article's title states, this issue has been going on for a long time. From the Ithaca Journal:

Cleanup of lead pollution has resumed at the former Ithaca Gun factory site. With the cleanup's end in sight for the surrounding public land, plans for housing on the brownfield site are progressing.

Work is resuming on cleaning up the publicly owned portion of the former Ithaca Gun factory site on Lake Street in the City of Ithaca. At the same time plans are being drawn up for 45 townhouse units by IRF Development LLC, an affiliate of Travis Hyde Properties.

Here's an article from the Ithaca Times which is a bit on the optimistic side regarding the expected hazardous material clean up which will be required for the huge Chain Works project (located between Ithaca College & downtown) on an old industrial site on South Hill. The entire project is guesstimated to take 10 years, but until the site is "clean" no true length of time can be given. I'm keeping my fingers crossed:

I know affordable housing is a huge issue around the country, and as everywhere else, Ithaca is trying to deal with it. An Ithaca Voice article has this headline:

Report: Ithaca home prices soar by ‘stunning’ 51 percent in decade

While this is second highest in the nation, the city is poised to increase market rate housing in a big way. (hopefully dense and tall)

The hold-up is accommodating city/town/county rules requiring affordable units in new developments. Developers are having a tough time working the numbers and getting the financing. Kind of a no win situation.

Thought I'd map out some of the downtown Ithaca projects.

For the east side of downtown:



The red outline is getting a Hilton Canopy Hotel


The Green outline building is adding 5 floors


The Blue outline is getting a Marriott Hotel


The Yellow outline block is yet to have a redevelopment proposal, but it is zoned for a 120 foot height limit. Hope to see something grand there some day.


For the southwest side:




The Red outline is for an additional tower for the Hotel Ithaca



The Blue outline is for a new residential structure currently under construction
