Located at the corner of Dean Street in the heart of the neighborhood’s buzzing retail corridor, the 55,000-square-foot structure will yield 52 rental apartments as well as ground-floor commercial space.

Residential units will be available in a mix of one- and two-bedroom units. Select apartments will also include private outdoor space. A total of four penthouse residences, positioned on the highest floors of the building, will offer the largest outdoor terraces. It is unclear whether the building will offer any residential amenity spaces.

Renderings illustrate a modern cubic design clad primarily in light-brown masonry. The grid of punched windows with dark metal framing is interrupted with staggered sections of continuous floor-to-ceiling glass at the western corner of the building. On the ground floor, 14-foot-high windows will provide an inviting touch to the retail component.

Construction is now complete on Q-East, an eight-story mixed-use building at 178-02 Hillside Avenue in Jamaica, Queens. Designed by ADG Architecture and developed by Piermont Properties with Racanelli Construction Company as general contractor, the 120,000-square-foot building contains 131 rent-stabilized rental apartments and associated amenity spaces, a 30,000-square-foot parking garage on the second floor, retail space including a CVS Pharmacy on the ground floor, and medical office space.

The building features a contemporary design with a façade comprised of red and dark gray brick, light gray metal paneling on the upper floors, and black metal framing around many of the window openings.

The Landmarks Preservation Commission (LPC) is currently reviewing updated proposals to construct a new six-story commercial building in Manhattan’s NoHo Historic District. Located at 27 East 4th Street, the existing site is currently occupied by a single-story garage that would be demolished.

A scaled back design and reduced height of the building are the latest attempts by property owner Kalodop II Park Corp. to obtain a Certificate of Appropriateness from the LPC. Beginning in 2012, the LPC, Community Board 2, and the neighboring Merchant’s House Museum staunchly opposed the developer’s original applications for zoning amendments that would have permitted the construction of an eight-story hotel.

With the help of BKSK Architects, the developer has drastically modified those plans. The building will reportedly function as an office with a facade that is arguably more contextual in relation to the historic district.

If approved, the building’s facade will mainly be comprised of red brick masonry with ornamental terracotta fins at the base of each window, dark grey metal framing for all windows and doors, and a modest cantilevered terracotta cornice.

The roof of the building is set back to obscure street-level views of a penthouse level and a small terrace. An additional terrace is positioned at the rear of the building accessible to the second floor.

The illustrations reveal a gray masonry façade with dark metal-framed windows and ornamental balcony railings. The top floor is primarily enclosed in glass and sets back at each edge of the building. Open-air terraces are positioned at each setback, but it is unclear whether these areas will be activated as amenity spaces or for private residential use.

Residential area will account for approximately 80,000 square feet, for an average unit size of around 681 square feet. An attended parking garage for 58 vehicles will account for a majority of the remaining floor space. Additional amenities will include a multi-use lounge, a game room, a screening room, an open-air courtyard, and a fitness center.

Construction permits for property at 110 East 53rd Street were recently approved by the Department of Buildings. The remaining two buildings are currently under review by the department. Sam Eshaghoff’s West Egg Development is behind applications for all three buildings.

Designed by Gerald Caliendo Architect, each building will contain eight units. Select units will offer small private balconies along 53rd Street. Renderings also appear to illustrate roof terraces atop each building. The façades are a modern departure from the surrounding architecture and include a mix of white cementitious masonry, metal cladding, and oversized windows.

An estimated completion date has not been announced for any of the three structures.

Developer Eastone Equities is planning to develop an eight-story mixed-use residential building in Flushing, Queens. Located at 142-26 and 142-38 Roosevelt Avenue, the structure will yield 40,000 square feet of residential space, 33,000 square feet of commercial space, and two sub-grade levels of parking. This week, Columbia Pacific Advisors Bridge Lending announced it has secured a $15 million loan to refinance the development.

“142-26 and 142-38 Roosevelt Avenue are highly desirable, contiguous parcels located in the core of Flushing, New York, allowing for an uplift in [floor area ratio] that provides a unique development opportunity to significantly enhance the neighborhood,” said Eric Jordan, senior vice president of real estate lending at Columbia Pacific Advisors. “We are excited to partner with an established New York-based real estate developer in Eastone Equities, and provide them with the needed flexibility to meet their development timeline.”

A preliminary rendering by Raymond Chan Architects depicts a floor-to-ceiling glass exterior set in a staggered pattern and topped with a landscaped rooftop. Mullions break up the boxy façade and further highlight the offset glass design.

Located just east of downtown Flushing, 142-26 and 142-38 Roosevelt Avenue is within walking distance of the Main Street subway station, serviced by the 7 train and the Flushing LIRR train station. Currently the 16,370-square-foot site is fully occupied by several retail and office tenants.

Construction is expected to begin in summer 2022. No demolition or new construction permits have been filed as of yet.

Designed by ODA and developed by New Empire Real Estate, the property will yield 85 units with sales launching this spring, led by Compass Development Marketing Group.

Condominiums will range from studios to three-bedrooms, along with a select number of penthouses. Units will have open-plan layouts, custom-crafted kitchens and baths, and the majority will include private outdoor space. The starting pricing for a studio is $650,000.
