MINNEAPOLIS | Minneapolis Rebuilds

I wanted to start a dedicated thread to covering the rebuilding process for sites left behind by buildings that were fully destroyed by arson during the unrest in May and June. I'm not necessarily opposed to including renovations of damaged buildings here, but I am personally going to focus on trying to document each ground-up new building on the site of buildings that were fully destroyed. I thought it would be helpful to have this as its own thread, rather than mixed in with the Minneapolis general development thread. If any moderators feel differently and think they should be combined, that's fine, but if it's all the same to everyone else, I'd appreciate keeping it separate.

If possible, I'd like to limit the discussion here to the physical recovery of East Lake and other areas that sustained damage. Discussions of police brutality, racism, politics, policy, and crime are all important, but if we could please focus this thread on the physical reconstruction, I would greatly appreciate it.

I've been waiting for the first rebuilding projects to get started so that I could start documenting them. For awhile, Wellington's Midtown Corner was the only site working on a ground-up rebuild, but just in the last week a couple others got started, so I thought it was time to start a thread.

This building was the 6-story affordable housing project under construction that was about 75% built when it was burned and ended up in some pretty widely-circulated photos.

Thanks for doing this.

It seems amazing to me that they were apparently able to salvage the first level of the Midtown Corner project, given the extreme heat it must’ve been exposed to. Nice to see.

Thanks. I'm anticipating following the reconstruction closely being very therapeutic for me. This has all been personally very difficult. I'm not sure if anyone else who reads here will feel the same, but hopefully folks who don't have a personal connection will at least find it interesting.

They actually did have to take the concrete down due to the heat it was exposed to, even had to dig up the footings and pour anew. Everything that's there now is brand new. It is amazing that they were able to mobilize and get all of that done already!

Wellington also owns the Hi-Lake Shopping Center. It's great to see them leading by being one of the first to begin rebuilding.

Ah, that makes sense. I think one of your pictures has some shadows that I lept to the conclusion were smoke marks. Even more kudos to them for getting this far already.

And you are not the only one for whom this is therapeutic. Watching my own city go through this was very sad.

So far all the new construction has been a similar replacement for what was there before. This is the first project that is a significant upgrade on the building that was damaged or destroyed:

Plans to redevelop the Karmel Square Mall in south Minneapolis into a $40 million office, retail and apartment building have won preliminary approval from the Minneapolis Planning Commission.

The property had been a Walgreens store at 200 W. Lake St. and behind it — at 2910 Pillsbury Av. — a popular mall frequented by the Somali community. The property is believed to be the first Somali-focused mall in the country.

The Walgreens store and other surrounding structures on Lake Street were burned and sustained sprinkler damage during riots in May following the police killing of George Floyd, so the redevelopment plans are a boon to the city.

Under the plan approved by the Planning Commission Monday, the mall and Walgreens will be redeveloped into an eight-story building called the New Karmel Square.

Hopefully we see more of this along Lake Street. It is an improvement on what is there now without changing the culture or the demographics of the surrounding area

Thanks for posting. It makes sense that the rebuilding that's starting first are the smaller replacement buildings, mostly from national chains, and that the more significant redevelopments are going to take longer to plan and bring to fruition. I agree that it will be exciting to see what larger projects are born out of all this. The general Lake/Nicollet area was already primed for big changes with the transit investments coming to the area and the reopening of Nicollet Ave. With the additional redevelopment opportunities forced by the unrest, I'm very hopeful that we'll see much more intense redevelopment in that area especially. And this project is a big step in that direction.
