I guess...In my profession what i normally do is look at examples of what sucks...and then try to mimic them. That's the way to greatness!

Seriously though the street wall does look more complete with this building and it's, on the whole, not awful.

Besides being ugly, it's also dull. I hate that it is the exact same height as the neighboring building. If only it was a 50 feet taller, it at least would give this building a little something extra. FAIL.

This building may come under the BFP zoning which is something like this:

within 200 or 150' of the center line of the BFP buildings can be no taller than 200 or 150' high.

The Bell Atlantic/Verizon building is pushed up against the southern edge of its lot so it can rise up to about 800 ft. The angled wall of One Logan SQ(right behind the 4 Seasons Hotel) is parallel with the 200/150 ft from the center line of the BFP.

But yes the Family Court is a disappointment. Look at what was done for the original Family Court at Logan Sq. A Beaux Arts building based on a building on the Place du Le Concord by Gabriel an architect for King Louie XV. But I would rather have a Kimpton Hotel in the old building than a Family Court.

Building cannot be taller than 250 feet within 250 of the Ben Franklin Parkway. This is technically 265 feet tall but was granted the extra height by the planning commission.

And you are correct. The reason Three Logan Square has the plaza out front is because of this zoning restriction. Also the reason One Logan Square is slanted on one edge.

^^^^^^^^^^^^^Yep, this building definitely shouts "family" and "courthouse" to me. Excellent architectural expression.

They have been moving office furniture in over the last week or two. They are also starting to put in the pedestrian scale light fixtures on arch. There is still a lot to do on the ground floor from what i can see from the sidewalk. I was never clear on what the proposed end date was supposed to be for this project, not much has been written about it in a long time. Its got to be behind schedule.

I must say. this building fits in niceley. wasnt a fan at first but now I dont mind it. Adds some nice density to that area.
