The tower crane base is in.

While I'm looking up details.... This is 249 units, a little retail, and 138 parking stalls.

Straight up using 100% of the property, a lot fewer parking spaces than housing units, halfway decent height....becoming a Seattle vernacular.

It would be taller if it could have some parking above ground, not 80'+ high parking podiums but just a little.

Why would it be taller? It would still be in the same height zone.

Doesn't the zone that it is in allow for it to be taller? Originally this was to be a 38 story condo building.

True. But the parking isn't relevant to the height. Also, going above 240' (the old limit) requires paying hefty bonus fees.

Yeah, parking podiums are the pits. Let's not use those to make the buildings taller. Chicago is full of towers with big parking podiums. Not so attractive.

Chicago also requires(?) way too much parking. It should have tons of new buildings with 0.5 ratios at least (given that some Seattle highrises do 0.5-0.7), but I hear it doesn't.

There are definitely exceptions in the new construction. The 42 story tower going up at 73 E Lake st has a .5 ratio I believe. But in general too much parking is being constructed.
