That's an impressive flatiron building for a site that is essentially just used as some neighborhood parking spaces today.

I'm not sure what it says about Instagram that (a) it wasn't easy to just pull the image off the site but that (b) I found the image file after a few minutes poking through the source code.

A couple more renderings on Ambit's website:

Never mind the 2012 copyright notice on every single one of their web pages (this project was added since last week). I had a long convo with one of their people via IM several months ago wherein I was unable to convince them that the date is confusing people and not correct. They insist they were counseled that the 2012 date somehow protects them back to the date of the firm's inception. One would hope they and their counselors have a more robust understanding of building codes than they do of copyright law.

The Flatiron Building is one of my favorites in the world, so I love that.

Do you know if 222 N 11th will be an overbuild or demo? I really like the architecture of that building.

Also 201 Spring Garden will make quite the impact at the 10 total floors

Jayfar - unrelated to this - do you know what's going on at Kim's Grocery at the corner of 22nd and Christian? The demolition of the property stopped a while ago and now it's a graffiti covered eyesore - is this being resolved?

Wow, a lot of stuff around the newly completed Fashion District - could these go-aheads be part of the FD bump?

Honestly I've been wondering about that one myself. 2148 Christian St. It was a debacle with them originally getting a 'stop work' for going beyond a permit they had for an partial overbuild to a near full demo.

"FOR THE ERECTION OF A REAR ADDITION OF THE SECOND AND THIRD FLOOR LEVEL TO AN EXISTING ATTACHED STRUCTURE. SIZE AND LOCATION AS SHOWN PER APPLICATION/PLAN. STRUCTURE FOR USE AS A MULTI-FAMILY HOUSEHOLD LIVING(3 UNITS) THROUGHOUT.
Status"

Last summer, after the stop work order, they got a permit for complete demo of 2nd & 3rd floors, but then nothing…

Looking in atlas now, I see a new permit from December:

Permit Number
1018675
Application Type
ZONING/USE PERMIT
Permit Type
Z/U-NEW CONSTRUCTION
Date Issued
Mon Dec 02 2019
Work Description
NEW CONSTRUCTION OF AN ATTACHED STRUCTURE UTILIZING EXISTING FOUNDATION AND FIRST FLOOR USE AS MULTI FAMILY HOUSEHOLD LIVING (THRE(3) DWELLING UNITS) (NO SIGN ON THIS (SIZE AAND LOCATION AS SHONW ON PLAN)
Status
COMPLETED

Nice looking project. This and the recent one proposed on Washington Ave. stand out nicely with the red brick. Pretty well designed altogether.

Like the design and that they are not trying to get rid of the historic row.
Would love it if they replaced the first floor parking with retail. Give it some street presence? maybe someday they can convert it.

According to the Inky article, they said that "ground-floor retail and office space that approximates the position of what was once Beach Street, according to the renderings."

Yes.. saw that.. that's nice, but it doesn't active the neighborhood. I'm looking at the massive grill covered parking lots on Delaware and Fairmont and wishing they could have the retail there. With all the new construction planned in this area, there will be a lot of new people, potential pedestrians, if there is something to walk to.

This is a beautiful building, but that first-floor parking facing Delaware Avenue has got to go. How is that even allowed? We should be working towards activating Delaware Ave, not deadening it with parking and blank walls. A retail space would fit nicely at the corner of Delaware and Fairmount
