A ceremony this morning marked the groundbreaking of the 76-unit development at 1550 First Street SW. Led by TM Associates in partnership with United Planning Organization (UPO), the 11-story building will also deliver 3,000 square feet of ground-floor retail..."

Union Market

I took this photo Saturday of a residential development at 500 Morse Street, NE, adjacent to Union Market. 280 apartments are planned. This is also across the street from Gallaudet University.

"A new planned unit development (PUD) application is on the horizon for a sited in Near Southeast, and the upcoming plans seem reminiscent of what was previously approved.

Last week, ANC 6B commissioner Corey Holman tweeted that Felice Development Group has filed a notice of intent (NOI) to submit a first-stage PUD application for 1333 M Street SE. With submission of an NOI, a PUD application is at least 45 days away."

I agree. This will help spur development around lower Barrack's Row and Southeast Boulevard. Also, I have some skepticism of the 11th Street bridge park but this will help to create more vibrancy in the area adjacent to the bridge.

"While the Old Georgetown Board continues reviewing the design concept, the development team behind the condos proposed at 3401 Water Street NW is moving forward to seek zoning approval.

IDI Group has applied for zoning relief related to the width and configuration of the garage driving aisles in the Georgetown waterfront-adjacent property. The proposed development would retrofit the two-story existing building and add five stories to deliver 54 condos above retail/restaurant space, including the return of the Berliner Beer Hall..."

I wish. But my house and that extension comprise 85% of my lot - which is illegal in DC - but fortunately that entire extension was a screened in porch (built in the 40s) and DC grandfathered it in and allowed us to enclose it as long as we maintained the frame and roof. Next step is to demo the stucco exterior walls of the original enclosed sleeping porch and have one unified exterior.

That explains the older stained plywood on the ceiling. I was wondering about that.

"While office-to-residential conversions may not be feasible for city subsidies, another one is entering the pipeline in DC.

AFA Studios has applied for historic preservation concept review to convert the narrow, two-story office building at 710 E Street SE (map) into seven apartments. The conversion would include a three-story rear addition with cellar..."

As per an update from JD Land, it looks like construction is starting at the WMATA chiller site on Half Street, SE. 161 apartments are planned here.

Yeap. During the demolition and reconstruction of the concrete garage under that room we had the roof on stilts.

Although after the inspector approved the frame we had a roofer out the next day and the ceiling and roof were completely replaced.

This is the current status - the side window has been replaced, stucco on the 1st floor removed, and open cell insulation sprayed in the walls:
