An application for closure of a portion of the Rose Street right-of-way within the Downtown has
been submitted. Approval of the proposal would legally close a 4m wide portion of the right-ofway
fronting part of 2055 Rose Street, the site of the future Gardens on Rose building, which is
currently under construction. The new building will incorporate active, at-grade commercial use
and would be enhanced through the sale portion of fronting right-of-way. The purpose of the
proposed closure of the right-of-way is to allow the applicant to construct a permanent and
furnished outdoor café space that would become part of their property.

Not the right area for a bar... This is the transition area, a bar would be better right downtown (the other side of Victoria Avenue) or in the new area north of downtown directly south of the current bar strip, when it's finally purchased from and vacated by CP (probably a few years out).

What does this mean in english? a 4m wide portion of the right of way.....what exactly is the right of way? 4M is more than the sidewalk....4m would go right out into the parking lane on rose.......or is the "right of way" only the portion of their property that extends up to the sidewalk?

I'm trying to imagine how far out this cafe goes out.

I think they are asking for the 4 metres if road right in front of the building (just the one lane). That's how I am understanding it anyway.

Right of way is the portion of a street owned by he Crown and controlled by the City. This includes the public sidewalk. They will move the sidewalk to the edge of the parking lane and the rest of the parking lane and the former sidewalk will be GoR's patio.

That patio idea is exactly the sort of thing downtown needs. I was in San Diego this summer (and Vancouver last summer) and having outdoor spaces like that at street level really improves the sense of activity downtown. Places like this or Atlantis Cafe, even, really liven up areas. It would be nice if an entire street had places like this!

We were approximately a half hour from plunking down a deposit on a 12th floor condo at Capital Pointe, when I asked the sales manager what he though of the Gardens on Rose development. He literally laughed in my face and said "That place is never gonna happen". Gotta love irony!

Luckily after going for lunch to have one final discussion, we came to our senses and backed out. Best decision we ever made!
