Back in 1982 when the motor bank was built Woodall Rodgers was still a canyon and all those other corners were empty.

Now it’s one of the sexiest crossroads in the county.

So I can understand why the folks at Chase Bank have decided to look at peddling the prime property.

The bank is talking to brokers about listing the more than 1.5-acre tract for sale to developers.

The property is considered to be one of the best high-rise development sites in town. And it’s likely to fetch more than $150 per square foot.

Chase Bank is likely to work the deal so it can have a drive in back on the lower level of a tower built on the property.

The city has also allowed it to increase it's height but there hasn't been an update on the official height and floors yet.

I'm not sure if anyone else noticed, but the office tower's west-facing façade mimics the SOM-designed Dallas City Performing Hall in the neighboring Arts District.

City council wants affordable housing units to be included, but if forced to do so the developer threatens to cut the residential tower altogether.

The first mention came in June, on Trammell Crow’s third trip to the City Plan Commission about the project. During that hearing, Commissioner Paul Ridley suggested that the company set aside 20 percent of all housing units at a rate affordable for people earning 80 percent of the median area income, or about $50,000 a year.

The Plan Commission rejected the proposal, 12-2, but Trammell Crow may find a less-friendly reception at council, especially if Council Member Philip Kingston, who represents the area, insists on the change.

Company officials are quite clear that if the council attempts to require them to include an affordable element in the proposed development, they won’t build any residential units. They will build nothing but office space. That would be the worst possible outcome.

Trammell Crow files permits for Klyde Warren Park tower project

Retail space will be located on the lower floors of the almost 1 million square-foot development which fronts on Klyde Warren Park.
