it looks like the curved building in the background is actually a planned office tower, the third phase in that development (currently home to the Phase 1 BBVA high rise).. and both Phase 2 (Gables residential and hotel) and Phase 3 are scheduled to start the middle of the year..

"the perennial apartment/hotel and additional office component will likely break ground mid-2014. the curved building behind the gables is indeed the 2nd office building. It will be slightly larger and taller than the 1st and is all glass (at least the rendering i have seen). it should be well received."

Two residential high-rises and one office tower, but it's unlikely that the office tower will begin construction anytime soon.

  • a high-performance building façade that significantly reduces solar gain
  • daylight harvesting technology that can significantly reduce energy usage
  • 90 percent access to daylight and views for tenants
  • a garage with occupancy lighting sensors and a green rooftop
  • alternative vehicle charging stations
  • a rainwater collective system for reuse in landscape irrigation and water closets
  • bicycle racks, lockers and showers to encourage commuting

“Skanska made it clear from the beginning of the design process that they wanted this to be the most sustainable building in Houston,” said Gensler Principal Kristopher Stuart. “We really pushed our team to move beyond anything we have done before to create a building that offers an exceptional work environment in a high-performance envelope that will dramatically reduce operating costs. The design also places an extraordinary emphasis on public spaces and pedestrian experiences which we believe will greatly enhance and enrich Houston's urban fabric.”

Capitol Tower’s close proximity to the METRO rail line is another sustainable feature, offering access to public transportation just outside the front entrance. Project design plans include an expansive, two-level, open-air lobby that joins the building’s street level to the active pedestrian tunnel system, creating energy and a natural gathering place offering tenants and passersby views of the activity above and below ground."

Looks like 5 downtown office towers will be under construction by mid-2015. With Hilcorps, 6 HC, Hines, Chevron, and Capitol Tower all moving forward, the skyline is getting some good height and density to it. Add in all the hotel and residential developments popping up and we are looking at 10-15 towers(over 20 stories) under construction or completed in just the next 2 years! Uptown should have that many if not more, with another 15+ going into River Oaks, Greenway, Montrose, Allen Parkway, the Museum District, and the Med Center! Can't wait to see what's on the drawing boards by then!

With its Gateway Memorial City development officially open, development firm MetroNational is teaming up with two notable Texas brands on another nearby project.

Dallas-based architects Humphreys & Partners prepared the drawings, according to the forum post.

More than two years ago, Swamplot unearthed MetroNational's plans to create a so-called "Lifestyle Tract" across much of the I-10 block from Bunker Hill to Memorial City Way. At the time, a preliminary site map carved out a large "future development" corner lot now reserved for the upcoming mixed-use project.

The development firm has demolished buildings on the far Bunker Hill portion of the block — including an aging strip center, a Spec's and a Shipley Donuts — as it built a LEED-certified office mid-rise for Nexen Petroleum at the southeast corner in 2012. The developer also owns the Fountains at Memorial City apartments west of Nexen as well as office towers on the block's two western corners.

MetroNational's other area holdings include the Memorial City Mall as well as towers on Gessner Road for Memorial Hermann Hospital and the Westin hotel.

An employee of a nearby MetroNational affiliated business tells CultureMap that staff had been informed about the forthcoming grocery store complex, but not specifically the hospitality component.

Meanwhile, Hotel Zaza president Benji Homsey neither confirms nor denies involvement in the mixed-use project, saying only that there is "nothing to report." Both MetroNational and Whole Foods did not return requests for comment.

What's most interesting is that this may be the first time where there's more residential development planned for downtown than office development. 2014/2015 will be the year of the cranes for Houston.

Big real estate project headed for Energy Corridor:

Another update on this, the project is now planned to be 40-floors housing 463 residential units. The developer is BMS and the parking garage on this block will be redeveloped to tie more into the high-rise. Spring 2017 completion date (#3 on the new development map).

No renderings yet. Given the Spring 2017 Completion date, I suspect they will begin construction late this year or early next year, we should see renderings as we come very close to the start date.

I really enjoy updating this thread, especially with all the things going on in Houston.
