New Renderings of "The JACX," Tishman Speyer's Creative Office Development for LIC

The real estate heavyweights at Tishman Speyer have debuted a website and renderings of “The JACX,” the next commercial phase of their enormous Gotham Center master plan in Long Island City. Just two weeks ago, we announced the fall leasing launch of Jackson Park, Gotham Center’s residential phase composed of three sparkling rental towers holding 1,800 units and 120,000 sf of indoor and outdoor amenities. Together with LIC's incredible transportation infrastructure, Tishman's mixed-use vision aims to create the ultimate work-play-live environment.

Construction of The JACX is underway at 28-01 Jackson Avenue, directly across from Jackson Park and adjacent to Tishman’s already-finished office tower, Two Gotham Center. Drawn up by Moed de Armas & Shannon Architects (MdeAS), the 1.1 MSF project is composed of two identical 26-floor towers (One Jackson and Three Jackson) that are rather conventional in form aside from bands of ridged terra cotta spandrels.
The JACX is designed to bring the outside in,” the new website touts. The roof of the buildings’ connecting podium features a one-acre, landscaped “park” that Tishman says “will serve as a quad where tenants can socialize, relax, dine or work.” The quad will feature a cafe pavilion and central gathering space to promote community building. It will also have seasonal planting to ensure year-round greenery with more than 25,000 flowering bulbs and 100 trees. At street-level, there will be a “lushly-planted” plaza and atop the north building, there will be a roof deck.

^^^ That looks really nice. LIC really needs to amp up the offerings of services such as coffee shops that are open past 6 or 7 and more grocery stores. I'm also hoping for an Equinox so that I don't have to schlep into Manhattan or drive to Williamsburg to hit the gym.

The new title is too long. Not by much tho, so it still works.

That LIC massing render is amazeballs. Gotham Center is going to go from being the big new thing to disappearing in the crowd. I like it.

Agreed, LIC around court square still doesn't quite feel like a real neighborhood.

And glad this project is using concrete and some browns and oranges. Gotham center was really poised to be way too much glass otherwise.

Wow crazy how fast Long Island City is changing. Wouldn't say I am a big fan of these two buildings but I do like the integration of trees and greenery in the project. It seems like this lacks in New York architecture.

I agree. A lot is rising, but you wouldn't really think its NY"ish" in terms of the architecture. But it's a changing style. I think overtime, it will fit in as the city all over is gaining modern new towers geared for this century.

But its much better for the area. LIC use to be a lot of warehouses and dumpy lots at one point. That point being recently too, within the last 5 years.

The Queens waterfront neighborhood may be New York's front-runner thanks to a combination of new office space, a growing inventory of apartment towers, its proximity to the city's burgeoning film industry and Cornell Tech's Roosevelt Island campus, and multiple mass-transit options. The Long Island Rail Road, six subway lines and increased ferry service could quickly connect the company to Midtown and the suburbs to the east and the west.

A coalition that includes some of the city's largest landlords—RXR Realty, Tishman Speyer, TF Cornerstone, Silvercup and Savanna—are working together to pitch Amazon on the neighborhood. They have pieced together a menu of options to create a campuslike feel. According to sources familiar with the plans, the landlords are proposing that Amazon take space in the Jacx, a twin-spired commercial tower Tishman Speyer is building along Jackson Avenue, and 1 Court Square, the neighborhood's tallest office building, which is owned by Savanna. RXR is also pitching its Standard Motor Products Building on Northern Boulevard, and TF Cornerstone is offering to develop a two-parcel waterfront site in Hunter's Point South that can accommodate 1.5 million square feet of commercial space.

Such a combination would give Amazon a selection of state-of-the-art facilities as well as offices in older buildings with an industrial vibe that's proven attractive to tech and creative tenants. It would also allow the tech giant to vary its rents. Executive offices could be located in newer buildings that might be priced upwards of $70 per square foot, while cheaper administrative spaces would be in the $30s per square foot.

Though the neighborhood has already begun to attract tech firms, Cornell's new tech campus on Roosevelt Island adds an important dimension to the area's economic vitality. The school, one stop away on the F train and accessible by ferry, would fulfill Amazon's desire to be close to an academic institution equipped to provide research and talent. Several executives also noted that Cornell Tech's dean, Dan Huttenlocher, sits on Amazon's board.

Construction rises to five stores at 28-07 Jackson Avenue

When we stopped by last week, we saw that construction has been moving along well since then, with the project at five stories, as seen in the photo below. Permits were approved on Oct. 21, calling for 1,450,331 square feet of commercial space with a FAR of 11.98.

It will consist of two towers, named One and Three Gotham Center. There will also be 250 parking spots, spread between the first two floors and a mezzanine level sandwiched in between them. Parking isn’t required in Long Island City, but zoning rules for the area around Queens Plaza cap the maximum amount of non-residential parking at 250 spaces.

This looks nice and tasteful but the city really should have pushed for an integrated entry to the QB Plaza subway station. That would have been a very appropriate upgrade considering the rapid investment in the area. Can't help but think that that wouldn't fly in pretty much every other worldclass city.

Agreed.

Really I think every new building next to/on top of a subway station should expand access to stations. NYC could give developers something like a 2:1 return on square footage of a property put into transit as extra air rights.
