An article about the St. Lukes projects that are currently under construction and going through the city process.

St. Luke’s Downtown expansion enters a new phase. What’s coming next, and after that

Work is beginning on a key part of the multiyear expansion at St. Luke’s Boise Medical Center.

St. Luke’s Health System is beginning to build the $42 million Idaho Elks Children’s Pavilion, an addition to St. Luke’s Children’s Hospital that will more than double the amount of clinical space for treating children.

The four-story addition will be located at the corner of Jefferson Street and Avenue B, across the street from the main hospital building. It will connect to the existing children’s hospital through a skybridge over Avenue B.

The outpatient pavilion which will include 83,866 square feet of space and an underground parking garage. It will bring together most of the hospital’s 150 pediatric specialists along with 400 nurses, therapists and other caregivers. That will make it easier to schedule multiple medical appointments for a patient at one time, said St. Luke’s spokeswoman Anita Kissee.

I do believe there has been a plan to construct an additional building on a portion of the site. I have for a couple of years now heard some off the record comments of a building in the 8 story range. I've been waiting to hear that development announced here on SSF for some time.

Here's wishing they still have a plan for the building they designed about a decade ago for Capitol & Myrtle. Maybe this could be a spot for a variation of that one?

Meridian Density

Some density being added to meridian
1. Downtown Plans
In Meridian Development Corp’s 2017 Annual update, there was a new image of a currently proposed mix-use development in downtown Meridian. The original proposal has been struggling to get off the ground (I've posted the original rendering below). It was to be a 4-story mixed-use building with retail, office and a few residential units. The development corp. is working with Josh Evarts of November Whiskey Properties to redevelop the land.

The short story is, he couldn't get the development to pencil out financially and teamed up with Pacific Companies (partner in the Adare Manor project), to help get it built. They’ve proposed to redevelop a large portion of the block of North Main Street between East Broadway and East Idaho avenues into a mix-use development. I’ve been looking for images of the new proposal for awhile now and haven’t been able to find any. From the new image, it looks like they are proposing 3 new buildings at 4-stories each. They want to continue with the retail, office and residential theme of the previous project. The white building on the left hand side is the original meridian city hall building. This may or may not become the new court for Meridian based on their issues with the County court.
(Someone let me know if I've missed anything, this was a short abridged version)

I am looking forward to Neckar Coffee opening and the Ash Street apartments built. Too bad they had to cut down those trees.

Another coffee shop is opening soon on 9th and Freak Alley.
I've almost lost track of how many coffee houses there are and will soon be downtown.

Excellent photos as always, Sawtooth.

Really looking forward to the Bannock Commons plaza, saving some non-parking open space downtown is a good thing. The design says it's flexible, I wonder if it's envisioned as a space for the Boise Farmer's Market?

Not a bad looking proposal. It'd be nice to see more dense developments in Meridian if it can ease the loss of farmland.

according to the statesman, Adare Manor is scheduled to break wind this spring.



and according to a nice article in IBR, we could see renderings of the new Library!!!!!! next month. (note the extra "!" because the new library will probably be that much better than the old warelibrary).

I'm a bit sad to see the Capital Terrace renovation. Love it or hate it, the architecture is unique in Boise and is a terrific example of late-80s aesthetic.

They had a zone of impact (300') neighborhood meeting a couple weeks ago. I saw some prelim renderings but I don't think they had a full set ready. IIRC, proposed is a 3 or 4 story multi use building at 27th and Stewart then condos (20 or 30?) on rest of property. I'm not sure if it differed from the drawings at the pds link.

It's likely to meet some vocal resistance from a few neighbors. I like it but to be fair, it's a big change. Frankly, I'd be very concerned if I lived next door, especially garbage/recycling collection at 4:30 AM like Republic likes to do in the poor neighborhood. Funny how Boise likes to micro manage but allows 4:30 am garbage collection. Nothing like a slamming dumpster at 4:30.
