Yes, definitely a good development, although I expect some complaints about gentrification.

It's funny that has finally gone public, Doug and Sloan have been discussing it for some time now. It's great for the neighborhood and another sign that those who told me buying apartments in the neighborhood was stupid are going to eat crow.

Awesome that the old market will be renovated, and the SW corner lot will have new development (it would be cool if they could add a couple apartments above the restaurant).

But yes, my first thought was it should do awesome but will be ripe for complainers.

I bought a six plex of old cottages back in 2008 when there was still gunfire in the neighborhood. At the time i was a little worried i had made a mistake, but that neighborhood has really changed since then.

The 1100 sq ft house at 9th and garfield just sold for $260,000!

This has already been mentioned in passing in the Arizona Republic, but the Business Journal has more detail. Back in the '80s and '90s, Mancuso's restaurant at the Borgata was an upscale place for northern Italian food. I remember trying to impress a date or two there, long before marriage and children came along. Now, the Mancuso's name is being revived and is coming to the old Kincaid's space at the Collier Center.

I am amazed he's moving away from Kierland, not that the old place was truly profitable but it seems like a better environment for that type of business.

The space at Kierland will become home to a second location of the Mission. As for Mancuso's, I doubt it will be an exact revival of the old Borgata restaurant. That place was a product of a certain time and place that no longer exists. If the new Mancuso's succeeds, it will be with more emphasis on lunch service, as well as happy hour and pre/post event dining. I never got to Bobby's at Kierland, so I don't know much about what that was like.

Somehow, I doubt the Collier Center space, which has much more glass and natural light, will look like this.

How the hell did a demo permit ever get issued for that place? If you can't see the potential in that building, you should have absolutely nothing to do with the real estate industry. This project will be awesome.

Here's a rendering of Alta Central proposed on the site of Macayo's at Central and Indianola/Clarendon. Would be better if it were higher IMO, but better than what's there now.

Block 23

Interesting little tidbit from the Downtown Development Subcomittee agenda that apparently happened this morning about Issues and Challenges in the proposed grocery store/high rise development of Block 23:

With the recent announcement that RED Development has received a commitment for a grocery store, staff has been working to pursue a dense, high-rise, mixed development on Block 23. In collaboration with RED Development, efforts are in progress to amend the business terms of the existing agreement to develop a high-rise, mixed-use project should RED Development acquire Phoenix CityScape Investments Inc. development rights to Block 23 from Barron Collier.

A number of issues have been identified on the site including the fact that the former JC Penny building contained an underground parking structure that included a bomb shelter. While this structure was appropriate for the construction at the time, any new development on the block will require the demolition and excavation of that structure. An additional unique challenge with this site is that, with the excavation of the garage, there will be archaeological requirements. This is due to the location of this project being on the original townsite and a site likely to require archaeological investigation.

With the adoption of the Downtown Code in the Zoning Ordinance along with the other policies and plans such as Complete Streets and the Tree and Shade Master Plan, there are many site design and accessibility challenges to a block that has major streets on all four sides. One example is defining how to activate ground-floor space, while still creating the necessary pedestrian, commercial, vehicular, and service/delivery entry and exists.

Staff will provide a presentation of the challenges and opportunities of Block 23. RED Development will provide a presentation of planning and conceptual design elements associated with their proposed development of the block.
Hopefully when the minutes are published we can see the "conceptual design elements."

Also what's it going to take for bomb shelters to make a comeback?

I can already imagine a nightclub with a cold war theme.

So is Macayo's going to be demolished? I can't say I'd miss it from either an architectural or culinary point of view.

There was a 39-story tower project called Calder Tower proposed for that lot in 2007 or so. If my server was up, I'd post a copy of it, but it's still alive in google images search for now.

The developer had proposed keeping some of the building.

401 S 3rd St was torn down--this is the site of the Ballpark Apartments, but that project doesn't seem to have moved much in the permitting process.
