Okay I'm getting confused here... So there is a site plan for the courthouse block but was mixed up with Brush Square. I think I have that right but there are a number of other sites with CVC determinations or site plans. How many of these were previously unknown or are these new?

Not comfortable saying the address but there’s movement on a half-block parcel near Frost Bank. It’s not in a CVC and has 25:1 FAR with a variance Multiple uses on the table and a few developers with strong track records very interested. Definitely something to watch.

409 E. 7th St - Partial CVC - point tower possible and across the street from Block 87, see post #5004

608 West 5th St. (Horizon Bank) - no CVC on the site of the bank, but the block has a CVC

Both sites have potential!

Would that mean something was finally happening with Magellan's 5th & Brazos project?

EDIT: That is a very large area East of Congress with no CVCs. But most locations would require some significant Demo.

One of the attachments for the Horizon bank site CVC filing says the owners are planning to demolish the building and build a new building that maximizes the allowable square footage of the property. This could be a nice tower. See page 10:

Right, we think there was a simple typo when the address was entered for the site plan for The Republic. It was listed as 400 East 4th Street, but that would put it in Brush Square Park, which is unlikely. 400 West 4th Street would be the "courthouse" block.

Those other filings are new - at least, the Horizon Bank one was. New filings are made every day for all kinds of things. The CVC determination is a good early catch that something might be planned for a block. So I look for those, plus site plan filings. I check permit filings more often than I check my email. lol

Not 5th and Brazos - which I’m still pretty shocked is empty. I doubt it’s a financing issue. Magellan is building their socks off in Chicago and around the country. They were even assembling a leasing team for this particular project, but that was like 4 years ago now.

This is a good game

My guess is the southeast corner of 4th and Brazos -- the Railway condos. IMO those are ripe for redevelopment. And TBH I'm not truly sure how many of those are owner-occupied and how many are part of a permanent VRBO situation.

Onyxhotels.com has a ton of the units up for rent.

PSW is doing great work along S. 1st. Wish our corridors allowed for more housing instead of bending over backwards to try to preserve suburban lifestyles in the neighborhoods.

The last I looked, a CVC only goes over the southeast corner of that block (over Mellow Johnny's).

4009 Marathon has some nice detailing on the parapet. I don't recall ever seeing renderings for this project, however. Does anyone have any details about it?

It reminds me of a repurposed factory you would see in a rust belt town. Kind of a strange design for that part of town. I like it, but I think in would fit in better on the East side or warehouse district.
