Never even knew this surface lot was there. Which should indicate how transformative this will be.

Note: original height was 377 ft at 31 floors; a bonus from a proposed public space. This was done away with.

Looks really good, you have to give Parkway credit - they are getting things done. Maybe this will help Brandywine Realty finally pull the throttle on 21/Market.

Awesome project! Hopefully the owners of the nearby Rite Aid plot take notes on how to design a solid building.

Is a grocery concept confirmed for the retail space? If so, I wonder what would work here since Giant and Trader Joe's are so close. Maybe another Whole Foods?

^^ really though, that rite aid project should be at least 24 stories and designed way better. That current design would be better in another area, like No Libs, University city or elsewhere, with some touch ups of course

I think it would be helpful to highlight new builds in a color other than white. I had trouble discerning this project from its surroundings.

Now that you mention it, this makes me wonder: could this project be a precursor to the start of 33 N 22nd Street? While the two parcels aren't owned by the same developer, it would benefit both Trader Joe's and PMC if such a move were to happen: Trader Joe's would get a brand new space (potentially with parking, as TJ's is notorious for requiring) while PMC would be able to clear the current parking lot for development of its proposed tower.

Either way, this proposal looks great!

Overall, I'm liking this building a lot. The shape is basic, but the cuts and channels make it look very modern. I see the reminisce of Riverwalk, but while modeling the building it reminded me of the now decade old plan for 1911 Walnut and the previous 2100 Market design. The facade and podium details look very nice as well, but the location is absolutely perfect for a new development. I've always thought something needed to go on this block or some around it more to the south

I think you're confusing the grocery component with 3800 Market, though I could be (and would love to be) mistaken.

This building has promise and fills in the West Market area well.

With the cuts and notches in this design, it reminds me of the Loews Hotel in Chicago.
