I wondered if they had purchased all that land; I noticed on the HDRC agenda a couple of months ago that they were putting temporary offices on the Oak Farms land.
We know/assume the boutique hotel is going up at the main building, so hopefully this means that more residential is going in on this side; this also prevents "the other side" of the river effect, which was how it was shaping out (until now.)
It now gives some momentum to the Broadway corridor and over to the St. Mary's corridor/Tobin Hill.

The warehouse is now pretty much all gone, save a few bits of cement from the foundation. The new river amphitheater is pretty much complete and looks pretty sharp, even though the construction fence is still up.

Yes. Silver Ventures, the Pearl developers, bought it a few months back.

The new Pearl Parkway South Building(s) are up for final approval on this weeks HDRC agenda.

Quote:
The southeast building, which is planned to be a five story building, will have retail on the first floor and four stories of apartments above with a total of 55 units. The southwest building, will be connected to the Administration Building, and will have retail/restaurant space on the ground floor with three floors of apartments above, totaling 27 units. The project will include a total of 82 apartment units.
82 added to the 211 that are planned between the Can Plant Apts. (which are currently being worked on) and the "townhome" styled ones along Ave. A.

We've seen it before, but here is a preview from the agenda.

The half underground garage for the Can Plant apartments is pretty much excavated, and it looks like they'll be moving towards construction soon. Also, Pearl Parkway has been closed, presumably for construction of the Pearl Parkway buildings.

There's an article on mysa.com about Darryl Byrd stepping down;
http://www.mysanantonio.com/business...wn-1626674.php

The (most) interesting parts were that he mentioned, well it'll be easier to post it....

Pearl brewery CEO to step down
Byrd will seek other ‘community transformation' projects.
By Valentino Lucio

Updated 08:53 p.m., Thursday, July 28, 2011

Quote:
Still, he said his departure is well timed because most of the Pearl is either constructed, being developed or is in the design stage.

Byrd shared that the 22-acre Pearl is in the process of closing on an office lease agreement at the Pearl Parkway with a San Antonio-based organization. Plus, agreements also are being finalized for a hotel at that will be located at the iconic brew house and three new restaurants.

One restaurant will be in the building housing the Culinary Institute of America and offer Pan-Latin cuisine. Another will be run by a chef that already has a San Antonio presence. The third restaurant will be run by a chef who is not from America. Byrd would not name any of the anticipated tenants but did say the restaurants are expected to open next spring.

Across the San Antonio River from the main campus, Silver Ventures also has purchased an additional five acres, but plans for that land haven't been determined.

Not technically the Pearl, but it's pretty close by:

I'm glad someone is finally doing something with the old Taco Land. It looks so sad sitting vacant for so long.

The floorplans for the Pearl Parkway North and South are up at leaseatpearl.com, and looking at retail spaces up to 9,500 sqft (there are two retail spaces over 9,000 sqft), I realized that within all this talk of a downtown grocery store, there hasn't been much talk of smaller independent grocers, or independent specialty shops (cheese, bread, etc). I know Hippo's was thinking of this at the 1221 development before all the legal stuff stalled the project--or was that somewhere else? You could argue the CIA bakery is already a specialty goods retailer for residents, I know a lot of people who buy bread from there.

Anyway, I just think it would be very feasible for an independent grocer to operate out of Pearl with the housing base being created there, at 1221, and the Mosaic project. And, it would be a lot more urban than a big-box H-E-B.

Photos taken by me....

Looks like the garage is almost complete. 1221 is a stones-throw away. 600+ total apartments between the two.

Looks like a crane is going up soon...

Pearl Amphitheater, more land for development across the river, and Tobin Hill "skyline" off in the distance.

New restaurant, The Boiler House, to occupy, well, the old boiler house right next to the CIA building. Set for Spring 2012 opening. Fire-pit and communal outdoor patio seating as well as inside dining.

And now, the crown jewel of the development is in place-- the HDRC recommended approval of the Hotel at the Pearl this week.

Some screencaps if you don't feel like a huge PDF download:

Woohoo!
