Une nouvelle tour au centre-ville


Après les jeans Point Zero et le quartier résidentiel Point Zero à Blainville, voilà que la chaîne de vêtements montréalaise se lance dans l’hôtellerie et le condo de luxe.

Le groupe attend les autorisations en vue de bâtir un tour de 32 étages à l’angle de Bleury et René-Lévesque, au centre-ville de Montréal.

L’immeuble comprendra un hôtel de la chaîne française Accor dans les étages inférieurs, et 62 appartements haut de gamme répartis entre le 20e et le 32e étage, selon les plans actuels.

Fait inusité, le promoteur n’attendra pas d’avoir prévendu les condos avant de lancer les travaux.

Eric Aouizerats, coordonnateur du projet chez Point Zero, ne s’inquiète “pas du tout” d’amorcer la construction sans avoir vendu d’appartements.

“Soixante-deux condos, c’est beaucoup plus facile à avaler dans le marché qu’un projet de 500″, a-t-il fait valoir pendant une entrevue.

Si les appartements ne se vendent pas, Point Zero les offrira en location le temps qu’ils trouvent preneur, a-t-il fait valoir. C’est le géant français Accor –qui exploite déjà l’hôtel Sofitel au centre-ville– qui se chargera alors de la location, a-t-il dit.

Tout est en place pour que le projet démarre rapidement, affirme Eric Aouizerats.

Le financement –80 millions– est déjà sécurisé et la vaste majorité des fournisseurs sont déjà trouvés.

L’arrondissement de Ville-Marie confirme que le projet est à l’étude et que “les usages hôtel et habitation sont autorisés dans ce secteur”.

Dès que les autorisations seront obtenues, Point Zero compte lancer les travaux dans un horizon de deux à quatre semaines, ce qui lui permettrait de compléter la tour en 12 à 18 mois.

Le groupe devra d’abord démolir étage par étage l’ancien hôtel qui se trouve à ce coin de rue, avant d’amorcer la construction de la tour dessinée par l’architecte Karl Fisher.

Chaque étage offrira des plafonds de 10 à 11 pieds de hauteur, ce qui portera la hauteur totale de la tour à environ 125 mètres.

Les condos seront dispendieux –entre 500 et 750$ le pied carré avant les taxes. L’appartement le moins cher coûtera 430 000$.

Selon les plans initiaux, l’ancien hôtel devait être conservé, et une tour aurait été rajoutée par-dessus. Cette façon de faire a finalement été écartée pour des raisons techniques (voir dessin ci-bas).

Cette nouvelle a fait ma journée. C'est pas tant le fait qu'on va avoir une nouvelle tour de 125m prochainement qui m'excite le plus. C'est que ça ouvre la porte pour de futurs démolitions de buildings qui pourront également faire place à un imeuble qualité/grandeur supérieures. Il ne sufflit plus de regarder où se trouvent les stationnements à ciel ouvert, tout building ''insuffisant'' fera un jour ou l'autre place à quelque chose de mieux.

I agree, I'm rather enjoying this trend of improving over lacklustre buildings that has emerged again lately. Just on the top of my head I can already name a few towers u/c or soon to be that replace uglier shorter ones. There"s the Altoria which replaced that drab 6 storey building, the next door 3rd phase of the unity development which replaced an ugly 3 storey pink building (though it housed a popular bathhouse) the Peterson which will replace another drab 6 storey building, and the ogilvy redevelopment if the de la montagne hotel and then there's le metropol which replaced that heavy metal joint. Oh and there's also the chum and crchum.

I'd say that so far this is quite a nice clean-up of urban weeds.

We finally have some more news concerning the plan to revitalize the maritime Hotel on Guy and Rene-Levesque. A few months back a small render was displayed in the window of the hotel. Now UrbMtl on mtlurb cites a La Presse article which claims the project will be launched within the next 2 months.

The design hasn't been finalized yet, but it seems it will be 39 floors (probably 120m), this is what we have so far:

The hotel closes down in 12 days.

It appears the 4 storey portion on the right will be demolished, the rotunda and the tower will remain.

That rotunda is really cool, glad it's not going. We don't have too much doo wop architecture in Mtl, it's nice to keep what little there is.

Rumour has it that Flex phase 2 is going to go up on the empty lot on Mackay (between Rene and Catherine). 11 floors.

I was expecting 40 floors there. Too bad. But I guess the city has dictated height limits on these streets (Flex 10 floors and its 9 floor neighbour on Bishop) (11 floors on Crescent)

Seems to me that the apartment buildings on Mackay facing Concordia are around 20 floors? I wonder how they justify such a low height limit here given that both sides of the street are empty lots!

Which side of the street is Flex 2 for? (Flex 1 will be cheap looking I think... Also it does not appear to be selling well.)

Flex 2 will be on the east side, across the street from where the rumoured 25 storey reboot of the Mackay tower (the site of their current sales office, I believe). Flex not selling well huh? Must be something crappy about the units, otherwise it would sell like hot cakes for all those chinese students at Concordia...

Flex only went on sale last May. Its 30% sold in 9 months, that is not too bad. Even though it is not tall, it is still over 200 units.

I'm happy to see this sort of densification finally coming to downtown Montreal...

At the moment downtown Montreal's shopping district is St. Catherine Street. Generally speaking, it does not extend onto the streets that cross it. As soon as you're off St. Catherine, it becomes a lot quieter, and there are much fewer retail shops.

I know some people feel like they are in a city twice as large when they are walking along St. Catherine, but my feeling is the opposite. The sidestreets are pretty quiet, and even St. Catherine is not that busy compared to a lot of other cities (St. Catherine west of Crescent or east of Jeanne-Mance is definitely not packed with pedestrians).

I would like to see parallel parking removed from St. Catherine, and something like a tramway line running along it, from its starting point near Vendome metro/MUHC, east to Frontenac Street. This would be a length of 7.6 km, so definitely feasible. It would also act as a downtown relief line for the Montreal Metro, while at the same time bringing passengers closer to downtown businesses. Between Atwater and Berri I would like to see a minimum heights of 10 storeys for new buildings, and five storeys outside of that. The same goes for neighbouring streets.

I also see a tram line running the entire lengths of Peel Street, Bleury Street/Park Avenue (from Saint-Antoine to Parc metro station), Guy Street/Côte-des-Neiges Road, René-Lévesque Blvd. and perhaps even St. Laurent Blvd (again, that would require removing parallel parking on these main streets). The stations need not be buildings, just shelters with protection from the elements with postings of the next arrivals.

Great ideas but as always when it comes to public transit, the city doesn't have the money to pay for it with its limited tax base and governments in Québec don't get elected by winning ridings on the island of Montreal.
