Plans for a six floor seniors care building in Shaughnessy have been revealed only days after city council approved a similar rezoning proposal in Dunbar. This is the fifth submitted since 2021, with 953 homes still in various stages of the permit review process.

There are two excavators now breaking up the concrete slabs on the Beedie site on Vanables at Parker. (It's going to be Tesla's new Vancouver service centre).

Few traffic cameras with partial coverage of the site

Dan Fumano: Multiplexes in Shaughnessy? How B.C.'s new housing legislation will affect Vancouver

Link

One of Vancouver’s most exclusive, historic and sparsely populated neighbourhoods may soon need to make way for new types of denser, multi-unit housing projects.

This possible change on the way for Shaughnessy is one way the B.C. government’s new housing reforms could affect Vancouver, according to a report going to city council next week...
Well played, NDP.

Title: "Multiplexes in Shaughnessy"

Article: Financially doesn't make any sense to make multiplexes in Shaughnessy.

6075 Collingwood Place (Dunbar/SW Marine Drive) Replacing two SFHs and there's an approved sister building across the street on Dunbar.

Strand Development has applied to the City of Vancouver for permission to develop a multiple dwelling building, having five-storeys on this site, consisting of:

Quote:
A total of 101 Secured Market Rental units
A proposed FSR of 2.4 (63,527 sq.ft.)
A proposed height of 19.5 m (64 ft.)
Surface parking, providing a total of 52 parking spaces having vehicular access from W 44th Avenue

My favorite most classic planning decision. We won't do "X" because we've determined it isn't financially successful. The City does this with lot frontage requirements.

Thanks for posting this! It's nice to see no surprises for planning, locals, anyone from this rezoning stream to the finished product. This should be good news for everyone just to expand this rezoning program / have more zoned outright. It really reduces the cost and time at the rezoning stage.

And over 100 new residents for the shopping area at 41st and Dunbar sounds pretty good too.

Exactly. You’d have to pretty naive to think these will be remotely affordable or move the dial on affordability in general. Similarly, the City apparently it has its largest inventory of townhouses availe for sale, ever. Prolly has something to do with their high prices.

The render shows the corner house garage intact, leaving very little lot space based on google maps. Is this how the lot would be built? It doesn't look quite right based on the dimensions of the render. Maybe the depth of the lot is deceiving based on google street-view. https://www.google.com/maps/place/60...tz2z?entry=ttu

I think it's a rendering mistake. The site/context plans showing that building being taken out on the corner. Only 6059 remains. Where all the shrubs are is the entrance to the parkade.

Could the site include 6065, so the garage shown in the rendering is the next one over?

Seems like Strand got 6065-6075 Collingwood Place approved in 2023.

https://www.shapeyourcity.ca/6065-6075-collingwood-pl

After the rezoning they completed the purchase of the site for $14 million in February 2024.

https://vancouvermarket.ca/2024/02/0...-million-deal/

From the documents 6083 isn't included in some of the context maps and the terrain side view has the proposed 6083 building as-is.

The other application for 6083:

https://council.vancouver.ca/20230912/documents/rr2.pdf

Neighbours were mad about the project if the parking entrance used their street.

This development permit is for the rezoning of 6065-6075 Collingwood Place. 6083 Collingwood Place isn't included in it, as its separated by a pedestrian pathway, though it also was subject to a recent rezoning that was approved by city council.

It's definitely a rendering error. Whoever did the render mistook the garage of 6065 for the garage of 6059, and sized the building to fit into there. If you compare the size of the garage doors to the doors at the front of the apartment building render, it makes it look like the building's floors are only like 3 or 4 feet tall. It's pretty funny, actually. Looks like a building for children or short people. Maybe a building for really big ants! "How are people supposed to live in the homes if they can't even fit into the building?"
