^^^^^^^

Pretty good height for the area.

There are two developments on Park row as well that will fill in the neighborhood. One I believe is over 600 ft. Will help to mask the atrocity that is 5 Beekman.

Smile NEW YORK | Hip Hop Hall of Fame | FT | FLOORS

Project: Hip Hop Hall of Fame

Quote:
The Hip Hop Hall of Fame (HHHOF) has unveiled plans for Manhattan that would include a museum, entertainment complex, five-star hotel, and retail that could serve over a million visitors a year.

As part of its Hip Hop History Month celebrations, the organization announced that it has narrowed its site selection to two possible locations.

While it declined to identify the spots, HHHOF said both are in areas with major transportation hubs where more than 20 million tourists and commuters pass by and travel annually.

Now, the Hall of Fame is looking for development and investment partners to bring the project to fruition.

“We are pleased that the Hip Hop Hall of Fame Museum & Hotel Building project is moving forward and that it will have a major socio-economic impact on tourism, culture, education, live events, film & television production and broadcasting, and job creation in New York City,” said J.T. Thompson, founder of the HHHOF.

Thompson created and produced the first HHHOF awards ceremony and concert on the BET television network in the 1990s. The HHHOF will be modeled after the Rock n Roll Hall of Fame Museum in Cleveland, Ohio, which followed a similar timeline, producing 20 years of awards shows before opening its museum.

The HHHOF hopes to open the facility in 2019 and said it has begun discussions with major hotel chains to partner on the project.

Where is this being located? If they don't want to name the site, I'm skeptical of the project's feasibility.

Yeah it's kinda trashy the design. Kinda like today's hip hop! Its not the golden era of the 90's anymore! More suited for Times Square the design.

Smile NEW YORK | 40 Crown Street | FT | 16 FLOORS

Project: 40 Crown Street

Quote:
Cornell filed plans with the Department of City Planning asking that 40 Crown Street be rezoned to suit a tower of 16 stories and 400,000 square feet—enough space to accommodate 390 apartments, 105 of which would be affordable, and 15,000 square feet of retail. Cornell could also boost the number of units by 16 if they include a supermarket in the retail offer.

Smile NEW YORK | 931 Carroll Street | FT | 16 FLOORS

Project: 931 Carroll Street

Quote:
Crown Heights is a neighborhood undergoing rapid change, but the western area south of Eastern Parkway has remained relatively quiet and unaltered by new development. However, it appears that could soon change. As The Real Deal reports, Cornell Realty Management is hoping to rezone two parcels at 40 Crown Street and 931 Carroll Street, just one block from the Brooklyn Botanic Garden, to make way for a pair of towers that would house more than 500 residential units.

Likewise, at nearby at 931 Carroll Street, the developer is seeking to construct a 16-story completely residential building with 128 units, 35 of which would be designated as affordable.

Skyline Status: DoBro

Just a reminder that 9 Dekalb will be the centerpiece for DoBro once finished. SHops gift to Brooklyn. Dobro being the 2nd largest skyline node outside of Manhattan for the city (only for the city limits, so exclude Jersey City). Although I think LIC will eclipse it in the next 5 years.

Smile NEW YORK | Lexington Gardens II | FT | 15 FLOORS

Project: Lexington Gardens II

Quote:
Tahl Propp Equities and L + M Development Partners have teamed up to propose a new mixed-use residential development in East Harlem. The project, dubbed Lexington Gardens II, would stand at 127 East 107th Street and encompass nearly the entire city block bound by 108th Street, 107th Street, Park Avenue, and Lexington Avenue.

The proposal calls for a development that would host 390 mixed-income and affordable apartments, designated for households earning between 47% and 130% of the Area Median Income. With 370,470 square feet of residential floor area, the units would range from studios to three-bedroom units, the majority of which would be one-bedrooms. Inside, residents would have access to a fitness center, laundry facilities, a restaurant/café, multiple rooftop terraces, and a landscaped courtyard.

Major Downtown Brooklyn Skyscraper Site at One Boerum Sold to Development Partnership
December 3, 2016
Quote:
A premier development site at the southeast corner of Fulton Street Mall and Boerum Place has been sold to a partnership of developers led by Avery Hall Investments, Allegra Holdings and Aria Development Group. The existing building, addressed at One Boerum Place was sold by Brooklyn Law School for $76.5 million, but will remain in the five-story building until mid-2017. As per yesterday’s press release, the building currently houses the law school’s administrative and clinical offices. The 115-year-old institution recently spun off the nearby 2 Pierrepont Street in Brooklyn Heights for $35 million and the two sales will double the law school’s endowment over the last five years to approximately $225 million.

First Look at BKSK's New West Village Condo, 127 Leroy Street
December 7, 2016
Quote:
One of lower Manhattan’s last pockets of pre-gentrification grit will be scrubbed clean by a covey of new residential buildings. In the coming years, the semi-commercial area between Hudson Square and the West Village will spawn at least five new apartment projects, including the recently-approved massive redevelopment of St. John's Terminal.

^^^^

That project would be a mid rise. Remember that Midrises/lowrise go here:

NEW YORK | MID/LOW RISES | General Developments Updates/Compilation

Just to keep the high rises seperate. Other than that, contribution always appreciated.

Smile NEW YORK | 131-02 40th Road (Flushing Point Plaza) | 3 X 200 FT | 3 X 19 FLOORS

Project: 131-02 40th Road (Flushing Point Plaza)

Quote:

The 200-foot-tall building will hold 278,365 square feet of commercial space and 169 hotel rooms. A restaurant, gift shop, lobby, business center, and parking garage will fill the first floor. Meeting rooms, a gym, and offices follow on the second floor, and each of the remaining stories would have 14 to 33 rooms apiece. The 16th floor will host a second restaurant and bar with outdoor space.

The garage on the ground floor would accommodate 112 cars, a significant amount, but in line with the city’s high requirements for car storage at hotels. Additionally, developers in Flushing tend to build as much parking as possible.

Developer Flushing Point Holdings already filed plans for two 19-story residential towers in September. They will hold 326 apartments and 275,600 square feet of residential space. Angelo and Anthony Ng’s Architects Studio is designing the complex, which will feature a trio of glass towers, linked at the base.

The development’s location is convenient, directly across the street from Target and several other big box stores in the Skyview Parc mall and condo development. The Main Street stops on the 7 train and the Long Island Railroad are only a few blocks away, and future residents will be able to walk to Flushing Meadows Park and the Queens Botanical Garden in 15 minutes.
