Illuminated crosses on Pierce Elevated building are coming down

Houston-based Boxer Property plans to give the recently purchased St. Joseph Professional Building a new look worthy of posting on Instagram and other social media as it energizes the building with new tenants and co-working spaces.
The 18-story building, at 2000 Crawford on the edge of Midtown near downtown, is recognizable from the Pierce Elevated for its large white crosses. It was purchased from a partnership led by Houston-based Mission Cos.

Boxer Property has commissioned artists to come up with ideas for the exterior of the building. The crosses will come down, Segal said, but what goes up is anyone's guess. The goal is to create something that people will want to photograph and share.

"I want something that's going to be iconic to Houston," Segal said. "It may be something that changes at night. It could involve a projector."

The 135,586-square-foot building, which is 55 percent occupied, will get the company's signature Boxer Workstyle treatment with collaborative work areas, shared lounges and conference facilities. The building, which connects with St. Joseph Medical Center across the Pierce Elevated by tunnel, will also get updates to the retail spaces on the ground floor. Current tenants include medical professionals and other types of companies.

The location, near two future apartment development sites, factored into the decision to buy.

The first phase of Brookfield Property Partners' major initiative to transform the 3.2M SF Allen Center office complex makes its public debut Monday. The completed Phase 1 renovation includes the transformation of One Allen Center’s lobby with a modern two-story glass facade; a reclad, transparent skybridge that connects One and Two Allen Center; and the signature piece of the multimillion-dollar project, a complete re-envisioning of the exterior landscaping with a one-acre green space named The ACRE. Designed by OJB Landscape Architecture, The ACRE has transformed a previously passive courtyard shared between One, Two and Three Allen Center into a vibrant space to connect Brookfield's mixed-use vision.

Sears in Midtown Houston to close, property owner to begin planning future use

Illinois-based Sears Holdings Corp. (Nasdaq: SHLD) will close a longtime Houston location early next year, which could open the doors for a new development.

The Midtown store, at 4201 Main St., will close in late January after a liquidation sale beginning Nov. 10, the Houston Chronicle reports.

Sears — like many brick-and-mortar retailers — has been closing several locations in recent years. Back in June, Business Insider and USA Today reported that two Houston-area stores were among the company’s growing list of closures. At the time, Sears had announced 265 nationwide closures year to date, per Business Insider.

The store’s 6-acre property has been owned by Rice Management Co., which is responsible for Rice University's endowment, for more than 75 years, according to a statement from Rice. Last week, Rice Management bought out the remaining 28 years of Sears’ 99-year ground lease and acquired another 3 acres from Sears, per the statement.

Now, Rice will begin exploring options for the 9.4-acre site, which includes the department store, its parking lots and a Sears Automotive Center, per the statement.

"The Rice Management Company will initiate a yearlong study to consider options that contribute to the ongoing revitalization of the surrounding community as well as the city's broader economic strength,”.

My earliest memories include going with my Mom and Grandma to this Sears location. I had no idea it was still there after all these years. There was a theater near there (Delman?) and sometimes we kids were dropped off to see a movie while others went shopping at Sears.

I would like to see them strip off the metal cladding of the Sears building and restore the original Art Deco facade and then repurpose it for something else.

I remember it only with the Art Deco facade. Didn't know that it was ruined with metal cladding. I don't think I've been by there since the 60s when I was a kid.

What’s Crossing the Plaza in Greenway Plaza

WORKERS LAST WEEK removed a few trees in the way of a new partition of Fountain Green, the plaza that stretches between Buildings 9 and 11 in Greenway Plaza just west of Edloe. Included in the scheme: A new separate lawn space on the green’s southern end, separated from the fountain by a covered walkway stretching between the 2 buildings; a separate canopy structure on the new lawn’s east side; and a new patio just behind that and in front of Building 9 — where a new restaurant designed by Austin architect Michael Hsu is planned. The aerial and ground-level views above shows the path being cleared for the walkway. Looking onto the green from the south across City Club Dr. is the former Houston City Club building, currently on its way to being refurbished for its new life as a location of Lifetime Fitness.

$70M mixed-use project to start construction near I-10 and the Beltway

A new roughly $70 million, 120,000-square-foot mixed-use project is expected to break ground next January north of Interstate 10 and west of Beltway 8.

The space, called The Cannon, is planned to feature a co-working component along with an event center, an athletic facility, restaurant and retail and a multifamily area. Houston-based Work America Capital is behind the project, and Abel Design Group is the project's designer.

The Cannon is expected to be completed in late 2018.

Texas A&M board OKs joining TMC3

The Texas A&M University System announced Nov. 7 that its board of regents took a major step toward joining the planned TMC3 campus.

The system’s board of regents voted to allow Chancellor John Sharp to negotiate the necessary agreements with the Texas Medical Center and other institutions involved with TMC3, according to a press release.

TMC3, the planned research and commercialization cornerstone of the Texas Medical Center, would include collaborative research offices for Texas A&M; Baylor College of Medicine, which has already approved its participation; and the University of Texas.

The UT System Board of Regents is expected to take up the measure during its Nov. 9 meeting, according to an agenda.

Currently, plans for the 30-acre campus include “a large building in the center of the project to be shared by all five participating institutions, to be surrounded by four other buildings – one for each founding academic institution – to offer unique research, lab and ancillary space,” per the A&M release.
