You asked why the red line didn't more closely serve the domain (Actually you didn't ask, you castigated "Austin", but whatever).

I answered.

You double-downed on how you knew so much better.



There's many, many good reasons the system is laid out the way it is. That doesn't make it a "one trick pony".

I sympathize with you, and yet he's right that he basically just responded to you, albeit with overwhelming force. You enter into a rail discussion with Novacek at your peril. Dude is heavily armed with detailed information about every aspect of every transportation proposal the city has ever seen.

Found these preliminary designs for future office phases at the Domain. They look to be in the 10-14 story range. Domain 8 is under construction and close to topping out.

I think so - I've seen it called that (or something like that) in one of the papers...either Statesman or Community Impact.

It's been (mostly) open for a couple months now. It is worth a visit, although it is not VMU - mostly 1 and 2 story restaurants and bars, within a pretty good pedestrian environment and surrounded by VMU (both residential and office).

Here's a good guide to the Rock Rose strip. It's tenants are locally oriented, which I like. It's a decent alternative to the downtown nightlife scene(s), with free-garage parking to boot.

Does anyone know about a boutique hotel project on Burnet? I'd heard rumors here and there. Also, I think something was just torn down in front of Pour House (I don't remember the address) where apartments are supposed to go up....

The site plan for Domain 12 was filed today, and the site plan for Domain 11 was filed several weeks ago. These are roughly 12 and 14-story office buildings based on this massing:

I checked the Domain 11 site plan, and some info (but no elevations) has been added to it. The building is referenced as 235' with ground floor retail. That's decent height for that area. As a comparison, Rise is 235' tall.

How tall is Domain 8, do you know? You can definitely see it from a distance now. It may be the tallest thing around at this point.

I've been thinking about how tall Domain 8 is. In the above placement rendering, Domain 8 doesn't look very tall and at first I thought what was going up was Domain 12 or one of the others so if Domain 8 looks as big as it is, then the other buildings are going to dominate the area. The National Instruments building is fairly tall but because it sits at a lower elevation, it doesn't stand out as much as it should. All of the buildings in the Domain sit higher in elevation.

The Domain cluster will indeed be the most impressive grouping of buildings outside of DT despite none of them being over 15 floors. I just wish there was more variation in design because they will basically look alike other than Domain 12 which will have a slight curve to it. I also hope that this is the first step in opening the way for a couple of future buildings in the 15 story range.

167 feet according to the elevations. That will make Domain 8 itself the tallest in Austin outside of the South Shore District, downtown, UT and West Campus. Domain 11 being 235 feet would be the first 200 footer outside of those areas. It could be the first time we've had a significant peak on the horizon outside of the central skyline. This building will be 8 miles northwest of the UT Campus/West Campus area.

This project was on the 08/09 Planning Commission agenda. The location is by IBM's office buildings across Burnet from the Doamin. This image is from an extensive presentation that can be seen in the link below:

When you play around with google maps street view, it puts 11400 N Burnet right at the entrance to TopGolf. A little south of the IBM complex.
