The Weston Urban/Frost Bank project timeline goes something like this:

Aug. 18, 2014: 10-day evaluation period by city staff ends. City staff invites competing proposals within 60 days.

Oct. 18, 2014: Deadline for any competing proposals to be submitted to city staff.

First quarter, 2016: Break ground.

First quarter, 2018: Complete building.

The new tower would add 732 new parking spaces to the downtown inventory, and equally important, put new and available Class A office space into the market, the first addition of Class A office space to San Antonio’s downtown since the Weston Centre opened in 1988.

The tower is planned for a parking lot across the street from their current headquarters in the grey and black tower. Once the new headquarters is built, Frost Bank will turn over ownership of the old tower to the City of San Antonio for city offices.

The tower will occupy the tree lined parking lot in the middle bottom of the image.

Under the proposal, the city would convey five downtown properties to Weston Urban, Graham Weston's development company, and take ownership of the Frost tower, which is a stone's throw away from City Hall.

Weston Urban would construct a new skyscraper near the Frost tower, on the city block between West Travis Street, Camaron, East Houston Street and North Flores. Frost would be the anchor tenant in the high-rise, consuming some 250,000 of the 400,000 total square feet.

The City of San Antonio has received an unsolicited proposal from Frost Bank and Graham Weston's real estate firm Weston Urban LLC that, if approved, would dramatically alter the downtown landscape.

Weston and Frost are asking the city to convey to them five downtown properties, including the Municipal Plaza building, the Continental Hotel building, San Fernando Gym and two parcels of real estate.

In exchange for those buildings, Frost would convey to the city its existing office tower at 11 W. Houston Street and an attached parking garage.

As part of the deal, Weston Urban would agree to build Frost a new headquarters building at the northwest corner of Flores and Houston streets.

Sounds like it could be at least twice the height of anything in the area, a true skyline changer.

It's still unclear if they plan to put those 300 units in the office tower or if they'll be in other buildings. Part of the deal also includes the developer gaining ownership of 3 or 4 older smaller buildings that the city currently owns. And then there is the size of the property where the tower will go. It's a full block. 400,000 square feet does seem kind of small for such a tall building. It would have to be a slender tower to achieve that kind of height. Plus companies these days favor office buildings with large floor plates for efficiency. I could see it happening if the office portion of the building has a larger footprint with residential units above in smaller floor plates in either a sloped or stepped tower. We'll see. In one of the articles it did state the desire for a public plaza, so it's possible part of the block size could be dedicated to a plaza which would make the tower more slender. I'm loving the idea of San Antonio getting a really tall building.

San Antonio's tallest now is the Weston Centre, which is owned by the same company that is developing this tower. The Weston Centre is 466 feet with 33 floors. The Tower of the Americas is 622 feet to the roof and 750 feet to the antenna.

400,000sf is a significant amount of office space. The Bank of America Plaza, even though not the tallest building in the city has approximately 530,000sf of space in its 28 floors making it the largest office building in the city. Also, the new tower proposed here is not going to be solely dedicated to Frost. They will be a major tenant that occupies a portion of the building. The intent is to build additional square footage for other tenants, the amount of which has not been disclosed.

Some more info about the tower. Everything is still preliminary so I'm sure it'll be different from this, but the tallest stacking plan showed it at 518 feet. They haven't actually designed the building yet, so that's only an estimate. They also have some placeholder renderings to show that relative height.

The stacking plan is on page 50.
