At the corner of Bathgate and Leigh Crescent, near Ogilvie Rd, a 3 story house was delayed for many years.

Ahh, oops. I didn't think it was enough to deserve its own thread. I was just looking for a general "low-rise infill" thread. Not sure if one exists.

Almost looks like it's a heritage home that was modernized, so yes, pretty decent.

I'm pretty sure the one of the Farmboy Brothers lives there. Very impressive house in my opinion.

I saw a Facebook marketplace ad for 58 Florence Street. Probably one of the nicest small infill projects I've seen. Just so well executed. 1 Bed, 1 Bath: $2,295/month in case you're interested.

366 Winona - 1 lot split into 2 with a 3 story structure being built on each. 8 units per structure - No parking proposed....Requires a ZBA due to minimum setbacks....

There has to be some form of a backstory why they didn't do this through a Minor Variance.

Yeah, that part confuses me....maybe just too many variances....or someone forcing it to be a ZBA instead of minor variance (I think that can be done)

Six figures for all those studies, 12 month approvals process by the time the appeal period is over, project is now exempt from site plan so the city no longer has control over layout/design anyways

'Splitting a lot' is a severance process sometimes referred to as a 'consent' as in a 'consent to sever'. In Ottawa the same panel of appointed people review severance applications that review Minor Variances and often times a property needs both and they are usually dealt with at the same time.

The house at 366 Winona was demolished in the past couple days. This 3-block stretch of Winona has a ton of construction right now, maybe helps explain why Richmond + Churchill project is delayed.
