Short of global calamity or massive recession, the NY condo market is not going to go bust. And, as noted, this is going to be a luxury condo but is not going to be sold or marketed to the ultra wealthy. The market may dry up for a time, but that will just result in a correction with less building and construction until excess inventory is absorbed.

I do understand that 480ft / 35 stories is almost moderate or random over there, but over here, it'd still be pretty big as something residential.

Maybe NY is getting closer to the fantastic point where this would turn into an actual mainstream standard since they've built quite a little bunch of it yet, but if you built the same around the center of Greater Paris, I think only the very rich could afford it, unfortunately.

Probably because similar projects have been blocked for decades over here. Keep in mind, what is both rare and desirable always tends to be overpriced, which is bad.

Now if NY can set a fair example in that matter by making it more accessible to, say the upper mid class already, then it'd be splendid.

Yes. Paris is wonderful but very different cities. A building this height is unremarkable these days in Manhattan and has little to nothing to do with how expensive the units are. There can even be plenty of affordable housing mixed into projects of this height (affordable meaning the prices are set artificially and cannot exceed a certain threshold). Doesn't look like prices for this one have been released but looks like a standard luxury and not ultra luxury project.

It's almost like a wasted opportunity. If your building in Manhattan, take advantage of all the development rights that you have. That's like building a 500 footer on a parcel that can support a 1000; in a market that will support it too.

Or not even condos. Rentals would do and are needed.

Morris Adjmi-Designed 30 East 31st Street Climbing Quickly, Gets First Glass, Midtown South

Back in February of 2015, YIMBY reported on the initial new building applications for 30 East 31st Street, between Fifth and Madison Avenues, in Midtown South. In November of that year, we revealed the first rendering for the project. Since then, filings have been amended for a slight height increase of two floors, and construction has entered full swing, with the Morris Adjmi-designed skyscraper now up to its fourteenth floor per the latest photos from JC_Heights.

The initial new building applications showed a 40-story building that would comprise 38 units. The revised applications show a 42-story tower with 41 units, with each of the spacious full-floor condominiums averaging over 1,700 square feet apiece. At 479 feet to the rooftop, the project will be quite prominent for the immediate neighborhood, which sits just to the south of the Midtown skyscraper plateau.

The design shift since initial renderings were revealed has been quite positive. Besides the slight height increase, the base of the project now fronts directly onto 31st Street, where a break in the street-wall had previously been rendered. The exterior will be particularly attractive, and while it isn’t obvious just yet, the concrete columns will end up crowning the building in a diagrid pattern, ensuring its relatively small mark on the overall skyline will be both distinctive, and attractive.

Based on the info above, with revised filings, this should be renamed:

NEW YORK | 30 East 31st Street | 479 FT | 42 FLOORS

Up from the previous 35 floors.

Construction Reaches Halfway Point For 30 East 31st Street, Midtown
