Hopefully they don't paint it, all they need to do is fix any spawling and then hit it with a low dose of muratic acid and powerwash it.

The $100 million sale of River City's 448 condos would be the biggest Chicago condo development by far to switch to rentals in the recent wave of deconversions.

The next-largest sale by condo owners for conversion to rental entailed convincing less than half as many different owners: Last spring, owners in the 207-unit building at 420 W. Belmont Ave. approved a developer's $51.5 million offer.

After a series of delays during the fall when the votes in favor hadn't quite reached the 75 percent that Illinois condo law requires, the River City Condominium Association announced in an email to River City owners last week that owners of 75.87 percent of the River City complex now support selling.

From the article, at least 3/4 of the owners are investors, which means it is already a rental building for all intents and purposes. The investors must think this is a good way to flip their investment and get out.

The River City sale is great news, the original condo conversion was badly botched and it's really not a building that should have been condo'd in the first place. This allows some seriously interesting possibilities for the property. With Marc in control of the whole property they will be able to finally unlock the potential of the retail mall which has been severely limited by the bitchy condo association and years of being an island in the middle of a giant vacant lot. With a new development in the works surrounding this property promising a large expansion of Riverwalk, suddenly this huge block of retail is no longer marooned with NIMBY neighbors. I would love to see the Riverwalk connect through the atrium of this building creating a unique, year round, retail center fed on both ends by Riverwalk traffic.

I saw a couple excavators moving dirt around on the northern half of the site pretty far from Ancora earlier today – my guess is they're getting started on the park and riverwalk now.

Also, unrelated, but I saw a cherry picker next to the Jos Cacciatore sign on the north side of the Hunter building across the street. Hopefully they were just cleaning it or replacing bulbs and not dismantling it, as I really dislike the proposal for that block we saw a couple years ago...

Bad news He said that there is no timeline or firm plans to begin construction of the next tower as of now. They’re going to do some excavation and dirt moving to get ready for when they get the financing / approval for the next one, but caissons are on hold until then. He said some of the riverwalk / park should start after the heart of winter is over.

Didnt someone say the townhouses on the south end was the next phase? I thought i remembered reading that.

I think the next building was to be a smaller condo tower on the south end. But work on the park for the north end is great news.

Ancora has liner townhouses... if those aren't selling very well, they might have moved up another apartment or condo tower to start first.
